Investigation And Discussion On The Real Estate Industry In Shenyang

In recent years,with the continuous development of China’s economy,science and technology,and the continuous strengthening of the Comprehensive National Power,the real estate industry has become a pillar industry of China’s vigorous development,whichhas been widely concerned by people from all walks of life.The real estate industry is closely related to other industries and therefore has an important impact on China’s economic development.On the other hand,with the continuous improvement of people’s living quality,people’s demand for housing is also growing.Buying and selling houses has always been a matter of greatest concern to the people and is a matter of great concern to the people’s livelihood,although the real estate industry has made important contributions to China’s rapid economic development.In addition,the rising house prices have been plaguing most of the middle-and low-income strata in our country,and have become a sensitive issue in people’s Daily Lives.Therefore,the government has promulgated various policies and documents to ensure the healthy development of the real estate market,and has stepped up the construction of various affordable housing.Based on this background,to strengthen the research of real estate industry is not only beneficial to meet the people’s demand for housing,but also the basis for the government to promulgate policies and regulate the market.As the central region of Northeast China and the base of heavy industry in China,the development of real estate in Shenyang is of great significance to the economic development of China.But the related research still has the insufficiency.This paperreports on the investigation and research of the real estate industry in Shenyang in recent years and makes some relevant discussions.The full text is divided into six chapters.The first chapter briefly introduces the significance and research trends of real estate industry and regional real estate industry,as well as the research trends of Shenyang Real Estate Industry,and explains the work and structure of this paper.The second and third chapters give a brief account of the development of the real estate industry in Shenyang.The development of the real estate industry is divided into five stages: the embryonic stage of the market,the development stage of the market,the stage of market activity,the stage of market adjustment and the current stage.Through the use of Gross leasable area,area,average price and other elements of the indicators described in each stage of development.Chapter4 introduces some characteristics of Shenyang’s real estate industry.Chapter5 develops a ranking factor analysis method and uses this method to analyze the impact of traffic,commerce,economy,education,health care and greening on the Shenyang Real Estate Industry.The results are close to the actual situation,which shows that the ranking factor analysis method developed by the author is suitable for analyzing the impact of various factors on Shenyang real estate industry.In the sixth chapter,based on the author’s follow-up investigation of the data of housing price in recent years,the author uses the polynomial fitting method and the grey Markov chain method to predict the trend of housing price in this building,and the prediction effect of the two methods has been tested.Finally,the conclusion and prospect are tosummarized the main content of this paper,also put forward the deficiencies of the work reported in this paper and some new issues worthy of study.This research can provide good reference information for Shenyang residents and investors,as well as provide important basis for the government to promulgate policies and regulate the market.
