The real estate industry is a barometer of China’s economic development,and its development is closely related to the development of the national economy,and it has always been inextricably linked with finance because of its high demand for capital.Looking back at several international financial crises in the past few decades,most of them are related to the development of the real estate industry.China’s real estate industry has also maintained a steady and steady development after several breaks.However,with the rapid development of the real estate industry,the hidden dangers behind the industry boom have always been a heart disease,low-yield enterprises with high capital turnover,high leverage ratio operation mode makes the industry debt ratio remain high.In this context,in order to maintain the stability of the national economy and the healthy development of the real estate industry,the state began to regulate the Taiwanese policy.Under the influence of various regulatory policies,the real estate market began to cool down,and some real estate enterprises experienced difficulties in capital turnover.Under such a large environment,some real estate enterprises began to consider innovative financing tools,broaden financing channels,and purchase ABS products at the end of the house.This paper takes the ABS project of the XH company in the province to issue the final ABS project as a case,using case analysis method,literature research method,and scenario stress test method.Firstly,the collection and analysis of the ABS projects and research reports issued in China will analyze the key factors affecting the issuance of the products,and find out the main influencing factors for the issuance of such products.After that,use the case analysis method and the stress test method to purchase houses from XH.Influencing factors such as financing entities,basic assets,cash flow and credit enhancement measures involved in the final ABS project are analyzed item by item to explore the status of these factors in the successful ABS project of XH Company’s successful purchase;this paper is based on the case itself,in the previous article.On the basis of the analysis,it summarizes the reasons why XH Company successfully issued the ABS issuance project and proposed the inspiration.It is concluded that the ABS project for the real estate enterprises with weaker qualifications should be mainly affected by the factors affecting the issuance of the project.In the project design,design effective countermeasures to influence these factors and improve the success rate of the project.Finally,this paper hopes to provide reference and experience for the distribution of such products by domestic similar enterprises through these analyses,and has certain application and reference value.
