The development of housing leasing has become an important pillar of the housing market,which is as important as housing sales.It is a livelihood project that meets the people's needs for a better life and residence.As an important part of the housing rental market,commercial long-term rental apartments are an important way to solve the problem of housing sales over-emphasis.It attracts high-quality talent resources for the core cities and enables new citizens to quickly gain a sense of integration.Financial innovations in housing leasing have increased the participation of financial institutions and Internet companies in the construction of the housing leasing market.The financing model of REITs(Real Estate Investment Trusts)can effectively connect asset and capital,which transforms the traditional "development-holding operation" model to "development-operation-REITs-redevelopment" and promote the transformation of light asset operations in real estate enterprises in the future.Aimed at the problem of limited financing channels,low liquidity of assets,high leverage of operating institutions and high capital pressure for the rapid expansion phase of long-rent apartments in real estate enterprises,based on the literature analysis of domestic and foreign rental housing financing research results,this paper analyzes the mature market REITs cases,combines the development characteristics of domestic long-term rental apartments,legal and regulatory background and financing status,and analyzes and explores China's long-term rental apartment REITs.D company is selected as the research case to analyze the operation status and financial status.From the perspective of application operation,Quasi-REITs is selected for the financing plan design of the company's long-term apartment rental income securitization,and the financial pressure of the market expansion strategy was relieved.China's Quasi-REITs market has begun to take shape and flourish,but there is still a gap with standardized REITs.Experience has been accumulated by the successful cases of the long-term apartment Quasi-REITs.The localization of long-term apartment standardized REITs has become a hot topic in the industry.It will greatly enhance the openness and transparency of real estate investment,and transform stock real estate investment into standard products.Long-term apartment standardized REITs will finally realize the financing innovation value,business model innovation value and promotion of management.REITs will provide financial support for long-term rental apartment industry,and promote the development of long-term rental apartment industry.
