Research On The Internal Control Of The Fund-raising Activities Of Real Estate Enterprises

Internal control is the key of enterprise management.In the increasingly fierce market competition,more and more enterprises focus on the internal control of enterprises in order to highlight the competitiveness of enterprises.In order to fully realize the strategic objectives of the enterprise and ensure the maximization of the interests of the enterprises,the effective internal control system is essential.As the pillar industry of the national economy,the real estate industry plays an important role in promoting the growth of the national economy and stimulating domestic demand.Under the background of the macro regulation of the real estate industry,the development of the real estate industry is facing a more severe situation.At the same time,the real estate industry has the characteristics of capital intensive and long development cycle.The development and construction of industrial parks need financial support.Equity financing,bank loans,debt financing and other multi-channel financing systems need to be established.Therefore,the research on the internal control of fund-raising activities is particularly important for the sustainable development and good operation of the real estate enterprises.The basic framework of this paper is divided into five parts,of which:The first part is the introduction,which introduces the background and significance of the research,summarizes the research status of financing internal control both at home and abroad,and puts forward the research ideas and methods,as well as the innovation of this paper.The second part elaborates on the real estate industry financing activities of internal control related concepts and theories,the first is the definition of the concept,then introduces the related theory of internal control,based on the understanding of enterprise internal control,introduces the general requirements of financing activities of internal control and internal control risk.Finally,the relevant basic theory applied to this article is expounded.The third part makes a deep study on the situationgs,the problems and causes of the internal control of CFLD's fund-raising activities.The fourth part analyzes the case of CFLD's financing internal control,and summarizes the specific countermeasures to improve the internal control of its financing activities from the reality of enterprises.The fifth part summarizes the summary and suggestions of this article,and puts forward the direction that should be made in the future.In this paper,through the normative study of internal control of enterprise financing activities,discusses in the aspects of enterprise financing activities of internal control,combined with the practice of CFLD's fund-raising activities,according to the special nature of the real estate enterprises,grasp the financing activities of the financing plans,approval process,control,evaluation and accountability of a number of key risk points the internal financing problems,analyze the causes of problems and the formation,finally put forward the improvement measures to improve the internal control of financing.
