Since the reform and opening up to the outside world,the real estate enterprises in our country have been developing rapidly,and gradually become the pillar industry of our country.The stability and healthy development of the real estate enterprises play a great role in promoting the economy of our country.The development of real estate enterprises needs a lot of funds as support,so it is very important to optimize the capital structure of real estate enterprises.However,the lack of financing channels,the concentration of equity structure and the high level of liabilities in the real estate industry are generally recognized in the industry at present.The main way of financing is to play its financial leverage effect through bank loans,and there are a series of financial risks.But in recent years,in order to regulate the real estate market and reduce its speculative investment,China has adopted a series of measures.List macro-control policies.Under this background,the key to scientific development is whether the real estate enterprises can effectively exert the financial leverage effect and can operate with the optimal capital structure.Poly Real Estate has always been a leader in the real estate industry in China,and has been at the top of the list of comprehensive strength of listed real estate companies in China all the year round.The study of its financial leverage and capital structure can better promote the optimization of the capital structure of the real estate industry in China,and provide a certain reference value.Based on the previous scholars' research on capital structure and the background of the latest relevant research,this paper takes Poly Real Estate as the research carrier and studies the optimization of capital structure from four parts.Firstly,this paper introduces the research background,significance and method of capital structure,and summarizes a large number of literature on capital structure optimization by scholars at home and abroad in recent years.This paper introduces the overview of financial leverage and capital structure,and on this basis,expounds the relationship between financial leverage and capital structure.Secondly,it analyzes the capital structure ofPoly real estate enterprises from the aspects of the basic situation of Poly real estate,the structure of assets and liabilities,the measurement of financial leverage,the financing structure and so on.Comparing Poly real estate with similar outstanding real estate enterprises,it is found that there are some problems in the current capital structure,such as excessive debt scale,inappropriate equity structure,unbalanced financing mode and so on.Then the capital structure of Poly real estate enterprises is optimized,starting with the static optimal capital structure and dynamic optimal capital structure,the reasonable capital structure interval is found for Poly Real Estate,and the concrete solutions and methods are put forward.Finally,in order to make the whole research results and put forward that the optimization of Poly Real Estate can provide better guidance for the future development of Poly Real Estate,the article puts forward five feasible safeguard measures to promote its long-term health.The development of health.
