With the rapid development of the world economy,enterprises in many industries are facing the shortage of funds brought about by rapid development.Housing leasing companies are no exception.In recent years,China's housing leasing market has flourished,financing demand has increased substantially,financing channels have diversified,and asset securities have been As a distinctive financing model,the model has gradually been accepted and applied by more housing leasing companies in the choice of corporate financing methods.Based on the asset securitization financing model and the financing risk theory,this paper adopts the case study method and selects the relatively Ziroom company in the housing leasing industry in the asset securitization issuance market in the past two years as an example,and the financing situation of using asset securitization and The motivation of selecting the asset securitization financing method is summarized,and the whole operation process of asset securitization financing is analyzed in detail.According to the preparation link,the issue and the transaction link,and the management link,the various financing risks that may exist are analyzed.That is,the operational risks and credit risks that may exist in the preparation process,the liquidity risks that may exist in the issuance and trading links,and the legal and political risks that may exist in the management links.Finally,in view of the possible financing risks in each link,this paper proposes to strengthen the management of the bottom assets in the asset pool,strengthen credit guarantee,strengthen the management of capital flow,abide by the legal system,keep up with policy changes,and focus on continuous learning and risk awareness.Preventive measures to enable companies to better cope with financing risks.A case study on the risk of Ziroom financing under the asset securitization model helps the company to detect and prevent financing risks and ensure the normal operation of its asset securitization program.At the same time,it helps to strengthen the risk awareness of the company and provides a certain reference for the healthy long-term development of the asset securitization financing model of China's housing leasing enterprises,and promotes the sustainable and stable development of housing leasing enterprises.
