| In recent years,with the rapid development of the market economy,property management companies have extensively entered new commercial housing communities,and its specialized and standardized services have promoted the improvement of the environment and living quality of commercial housing communities.However,due to the lack of socialized professional property management,most of the old residential areas in the traditional government logistics management mode have experienced many problems such as dilapidated infrastructure,lack of supporting services,poor living environment,and unbalanced neighborhoods.It has affected the quality of life of the residents of the old residential areas and the overall appearance of the city,and also restricted the transformation of government agencies’ functions.Therefore,it is of great significance to change the traditional administrative logistics management mode and promote the socialization of property management in the old residential areas of the government agencies.Based on the analysis of the existing problems and the socialization practice of property management,taking the old residential areas of Y provincial government office as an example,the "three kinds of principal-agent" model in the process of socialization of property management in the old residential areas of the government agencies was constructed and was applied to analyze the dilemma and causes of multiple principal-agents in the implementation of socialization of property management in the old residential areas.Finally,combined with the research situation at home and abroad and the actual situation of the old residential areas of the office,the principles and method steps for the implementation of socialization of property management in the old community of the institution were proposed. |
