The real estate industry has always occupied a pivotal position in the national economy.Commercial real estate has also flourished in recent years,which is of great significance for revitalizing the resources of the business district and driving urbanization.The W commercial real estate project is a new urban complex integrating shopping,leisure and entertainment.However,in project construction and management,it ignored the importance of tax planning and affected corporate efficiency and investor returns.Based on this situation,this paper reconstructs and studies the tax planning of W commercial real estate projects.Through literature analysis,case studies and individual interviews,this paper finds that the tax planning of W commercial real estate projects is not forward-looking,systematic and effective.From 2015 to 2017,the tax burden was as high as 211 million yuan,of which the land value-added tax was about 121 million yuan,accounting for 57.41%,followed by turnover tax(business tax,value-added tax)and property tax.Therefore,this paper is divided into land valueadded tax and other taxes for tax planning,among which other taxes are mainly based on turnover tax and property tax.The planning method is mainly to adjust the tax base and tax rate,and realize the tax reduction,through adjusting the liquidation time and the contract revenue confirmation time,increasing the fine decoration,using the real estate development cost displace the sales cost,changing the sales method and the real estate holding form,etc..Finally,based on the "effective tax planning theory",the concept of "non-tax cost" was introduced in the effect evaluation,and the planning and evaluation of the planning scheme was carried out with the net change of tax cost and non-tax cost as the main criteria.According to this standard,this tax planning saves about 166 million yuan,which is very successful.Therefore making recommendations for commercial real estate planning: first,striving for getting the proportion of ordinary housing;second,providing fine decoration service;third,reasonable cost displacement;fourth,grasping the various time points;fifth,doing a good job in VAT invoice management;Sixth,doing a good job in the management of retained real estate.This paper provides a tax planning reference for W commercial real estate’s follow-up projects and other commercial real estate projects,which will help them optimize financial management and project management.At the same time,I hope this article can contribute to the theoretical and practical research of commercial real estate planning.
