After issuing the drafts and discussion papers on the lease standard reforms,the IASB and the FASB finally reached a consensus and issued the latest IFRS 16-Leases in 2016.After that,the Ministry of Finance issued the Notice of the Finance and Accounting[2018]No.35 on the revision and issuance of the "Enterprise Accounting Standards No.21-Leases" in December 2018,and notified the guidelines to be implemented on January 1,2019.This paper will mainly analyze how China's retail enterprise Bailian shares will be affected by the implementation of the new leasing criteria,mainly from two perspectives:First,from the financial level,mainly through financial statements and some financial The impact of the indicators to study;Second,from the operational level of analysis,mainly based on the former to study whether the business decisions of the enterprise will be affected.According to the discussion and analysis of the content of the lease standard,scholars at home and abroad have a common view on certain contents.For example,some of the understanding of leasing in the old lease accounting standards is inconsistent with the current financial conceptual framework.A large number of off-balance sheet financing and structured commercial manipulation of blank financial statements reduce the quality of accounting information and are not conducive to achieving decision-making objectives.For the new lease standard just released recently,only some research literatures are mainly biased towards the specific content of the guideline.This is only at the theoretical analysis level,and does not take into account the actual situation of the enterprise itself.Based on the actual situation of the company,it will conduct more in-depth research and hope to make up for the vacancy in the research practice.Based on the analysis of the main changes in the new leasing criteria,this paper uses a combination of general analysis and case analysis to analyze in detail the impact of changes in leasing standards on China's retail industry.The writing logic of this paper is based on the analysis of the defects of the old lease standard and the changes of the new lease,combined with the specific case,Bailian shares,to study how the implementation of the new lease standard affects the financial statements of the enterprise and the asset structure and cost of the enterprise.How does the structure have an impact?Then,based on the analysis of the above financial aspects,further study on how the business decision will be affected;finally,from the analysis of Bailian's case,the new leasing criteria for the entire retail enterprise Impact,and how retail companies respond to the implementation of new leasing criteria.The expected findings of this paper are as follows:1.Compare and analyze the financial situation of the company before and after the implementation of the new leasing criteria,and display the changes of the new leasing criteria in a more intuitive way,reflecting the impact if the new leasing standards in China will be implemented;Based on the analysis of the impact of the implementation of the new leasing standards on the financial aspects of the company,this paper also analyzes the impact on the business operations,in order to provide some advice on how the retail industry should respond to the implementation of the new leasing standards.The reform of the new standard has a strong timeliness.At this stage,there is not much research on the new lease criteria in China.This article describes the core content of the standard with reference to the latest standards and related materials,and takes Bailian shares as an example to analyze the expected impacts that will be brought to the enterprise if it is implemented according to the new lease criteria,and it will have a certain application for the company,value.
