Research On Real Estate Project Cost Management Based On Value Chain Theory

In recent years,the real estate industry has been in the forefront of livelihood problems because of the high price of housing.Therefore,the government has begun to gradually implement stricter supervision on the real estate market.Meanwhile,the contraction of land supply policy has made the development cost of real estate projects remain high.It is more urgent to implement more effective cost management means.Based on the value chain theory,this paper identifies the explicit and hidden costs and the main cost drivers in the real estate project development process through the analysis of the internal and external value chain of real estate projects,and expounds the importance of transaction cost in the cost management;The real estate project value chain cost management system is constructed in this paper,and it is trying to implement more comprehensive cost management of real estate projects from three dimensions of enterprise strategy,project structure and operation execution,and production and relationship.On the basis of referring to a large number of domestic and foreign literatures and related cases,this paper firstly makes a thorough analysis of the cost structure and cost management status of real estate project value chain in China.First,the internal value chain and the external value chain are defined from the internal and external aspects of the real estate project.The internal value chain is based on the activity related to production directly in the project development process,and the functional activity is the auxiliary activity.The external value chain is mainly related to the external environment of real estate enterprises,including competitors,cooperative enterprises,etc.;Second,based on the analysis of the value chain of the real estate project,according to the direct cost,operation cost,land cost and transaction cost of the value chain of real estate project cost classification,in turn,summarizes the five stages of the main value chain cost of real estate project,and analyzes the impact the main motors of the value chain of real estate project cost;Thirdly,the paper analyzes the main problems and causes of the cost management of real estate projects in China through the study of the data,and expounds the importance of the value chain theory in the cost management of real estate projects.Then,the real estate project value chain cost management system is constructed.This paper clarifies the cost management ideas of real estate project value chain from three aspects:management principle,tool selection and management process.Based on the above cost management ideas,the paper puts forward the specific implementation content of real estate project value chain cost management:The first is to use the target cost to determine the target cost of real estate project value chain,through the target cost decomposition and implementability control to further optimize it;The second is to implement cost control on real estate projects based on the establishment of cost control standards,and propose specific measures for cost control in the project phase;The third is to strengthen the strategic relationship between real estate enterprises and upstream and downstream enterprises in the value chain,strengthen customer relationship management,and promote cost co-management among value chain organizations to further enhance the external value chain cost management of real estate projects and reduce the transaction costs of projects.Finally,based on the improved balanced scorecard,the evaluation index system of real estate project value chain cost management is constructed,and some suggestions are put forward from the aspects of value chain optimization and internal mechanism construction.
