Study On The Characteristics And Risks Of REITs Products In Long-Rent Apartments

Long-rent apartments are developing rapidly in the market.According to incomplete statistics,there are more than 500 brands of different long-Rent apartments on the market.For long-Rent apartment operators,how to make profits is the biggest problem.With the rapid development of long-rent apartments in the market,some long-rent apartment operators have issued REITs products for long-rent apartments in order to improve the return on invested assets.Long-rent apartment REITs is a product of financial market innovation.The research is innovative and can be reasonably expected.With the further development of long-rent apartment market,the numbers of REITs products of long-rent apartments will increase.Therefore,it is necessary to study this.On the basis of reviewing the related research status at home and abroad,this paper briefly introduces the research situation of REITs in foreign countries and in China from different perspectives.Then,using case analysis method,combining with quantitative and qualitative research methods,this paper deeply analyses the development of long-rent apartment market and the situation of Poly Long-rent apartment REITs,and draws the following conclusions:First,from the political and economic points of view,the long-rent apartment market will flourish;secondly,the product characteristics of the long-rent apartment REITs are shelf issuance,stable cash flow from the bottom assets,and various ways to achieve credit enhancement;thirdly,the long-rent apartment REITs raise enough cash for the operation of the long-rent apartment,and also improve the investment income of the long-rent apartment operation.Fourthly,there are certain risks in the issuance of storage shelves,underlying assets and credit enhancement of Poly Long Rent Apartment REITs,and corresponding risk prevention measures are put forward.Finally,this paper prospects the following up long-rent apartment REITs products issued by Poly Real Estate.
