Under the current economic development background,the intensification of the global integration process has promoted the modernization of enterprise management.Many enterprises have implemented a new type of enterprise management system.In the process of development,the ownership and management rights of enterprises are highly separated,and many owners are no longer directly involved in the specific business.Usually,we should grasp the overall and directional problems.The management of business affairs by senior managers.The executive is responsible for the overall management of the company's affairs,which plays an important role in the development of the enterprise.The management level of the executives has become an important factor for the development of the enterprise.It is one of the essential tasks for senior managers to use appropriate ways to motivate them.In the past a long period of time,the research on enterprise incentive theory mainly focuses on the establishment of reward and punishment system,or although there are theoretical research and practical application related to the incentive mechanism of the enterprise,there are few incentives to consider the manager's bargaining power,which causes the real estate industry in my market to be unable to establish a perfect incentive.This article introduces the hypothesis that the manager's bargaining power is introduced in the principal-agent incentive model,and makes a thorough research on the rational incentive mechanism of the listed real estate enterprises and the effective incentive of the managers,and provides a reference for the design of the incentive mechanism of the enterprises.Fact,the incentive mechanism of the enterprise is to effectively solve the moral hazard and adverse selection problem of the senior executives of the real estate industry,which fully mobilizes the enthusiasm of the managers and encourages the managers to work hard.This paper introduces the bargaining game between the principal and the manager in the principal-agent model,and studies the relationship between the bargaining power of the manager and the optimal incentive level of the enterprise,as well as the effective incentive problem of the principal to the manager.In the operation of the Real Estate Company,it can be seen that the senior management has an important role in the enterprise.It has an important decision role for the resources of the company,and the decision of the senior managers will directly affect the rise and fall of the company.
