As an important public transportation facility in China,urban rail transit has the characteristics of large capacity,green and high security compared with traditional public systems.It is the main means to alleviate global urban congestion and environmental pollution.At the same time,many scholars at home and abroad have found that rail transit can not only provide convenient travel services for urban residents,but also provide income and influence of residential,commercial and industrial areas along the site,thus generating significant social and economic benefits.As a new first-tier city in China and a large-scale urban public infrastructure construction,the government still has problems such as large investment,long payback period,high cost of rail transit operation and maintenance,and heavy local financial burden.This paper quantitatively analyzes the impact of Shenyang rail transit construction on residential prices along the line,and promotes the economic benefits along urban rail transit,and provides relevant data and analysis for government investment and construction and residential developers along the track planning and design.This thesis starts with theoretical analysis and related literatures at home and abroad.Taking Shenyang Hunnan Modern Tram Line 5 as an example,the paper analyzes and studies the influence of urban rail transit on the price of commercial housing along the line.1)Taking Shenyang Hunnan Modern Tram Line 5 as an example,on the basis of studying the status quo and development of urban rail transit in Shenyang,analyzing the influencing factors and variables of urban rail transit construction on residential prices along the line,and obtaining the track of Shenyang City Traffic construction can improve the spatial accessibility of residential buildings along the line;change the utilization rate and development model of land resources along the line;promote the economic prosperity of the region,leading to the growth of residential prices in areas along the rail transit.2)Using August 2018 as the research node,using the reachability theory to calculate and analyze the influence range of Shenyang Hunnan Line 5 on the residential price along the line;and select 2km along the line as the research scope,and use the characteristic price linear regression analysis to reach the accessibility.The theory analyzes the average effect of commodity housing prices along the line and the effect of the value-added of commercial residential buildings at different distances,and determines the value-added range of the price of commodity housing along the line 5 and the growth rate of different layers.
