In recent years,with the development of urbanization,the floating population has continued to grow,and the demand for renting houses has been increasing.In order to maintain economic and social stability,the government proposed "rental and sales rights" to promote the development of the housing rental market.However,at present,real estate enterprises are facing the problems of large investment in the early stage,long operating period and long period of capital recovery,which require the help of the financial market.Therefore,the asset securitization of long-term rental apartments came into being.Real estate enterprises can finance their own financing assets by issuing long-rent apartment asset securitization,which not only can satisfy their own financing needs,but also revitalize their own stock assets,and can expand their market share and further enhance the value of enterprises.At present,the asset securitization of long-term rental apartments in China is still in its infancy,and the number of related projects is small.The enterprises lack the operational experience of the asset securitization business of long-term apartment projects.In order to further improve the development of China's long-rental apartment asset securitization market,this paper takes the investment of Shekou as an example to study the long-rental apartment asset securitization business,and systematically analyzes the long-rental apartment project asset securitization business.Firstly,it analyzes the development of China's housing leasing market and asset securitization,and then expounds the basic situation of the product design of China Merchants Shekou Long-rent Apartment Asset Securitization Project,focusing on the key links of its basic assets and transaction structure.Finally,the reasons for the successful operation of the asset securitization business of China Merchants Shekou Long-term Rental Apartment and the problems to be solved are analyzed.Based on this,relevant suggestions are put forward for enterprises to learn from and reference.This paper analyzes the case of asset securitization of China Merchants Shekou long-rent apartment.It believes that the securitization of housing lease assets can alleviate the problems of large investment in the early stage of the housing leasing industry and long payback period.It can innovate the financing channels of enterprises and meet the financing of enterprises.Demand has certain reference significance for related enterprises.In the future housing lease asset securitization project,it is necessary to further improve its trading mechanism and operational procedures,improve relevant laws and regulations,strengthen risk supervision to further broaden the effectiveness of securitization of housing lease assets,and promote the further development of the housing leasing market.
