The mass evaluation of real estate has always been the focus of real estate evaluation.Compared with the traditional evaluation methods used in the current evaluation,mass evaluation is a scientific and efficient technology that can quickly confirm the value of real estate.However,the current assessment generally focuses on the assessment of tangible factors,and does not include intangible factors such as brands.Therefore,this article puts the brand into the batch evaluation of real estate and explores the significance of the brand for batch evaluation.For brand evaluation,this article chooses the TBCI model.For mass evaluation of real estate,the hedonic price method is currently used for multiple regression analysis.But the hedonic price method does not take into account the spatial dependence,so this article introduces the spatial hedonic method and conducts a comparative analysis of the two methods.This article selects the transaction price data of 200 second-hand housing residential districts in Jinan High-tech Zone as an empirical sample,and collects 17 characteristics of each residential district as control variables.On this basis,the brand evaluation value is introduced as an independent variable.The price is evaluated in batches.First,use Baidu map to collect and quantify the geographic coordinates,architectural features,location features,neighborhood features,and other characteristic factors of the sample houses selected in the high-tech zone of Jinan City.At the same time,the TBCI model is used to evaluate the sample of real estate companies involved in the sample and obtain their brand credit index.Secondly,construct the traditional hedonic price model to estimate the least squares of the real estate price,and compare the brand’s influence on the evaluation value and evaluation accuracy under this method.Then,based on the traditional hedonic price model,spatial factors are introduced to re-estimate the housing price,and the influence of the brand on the assessment value and the assessment accuracy under the spatial hedonic model are compared.Finally,the model quality test was carried out on the 20 high-tech zone residential community samples that did not participate in the model regression in the study sample,to test the accuracy of the spatial hedonic model evaluation results after the introduction of the brand.Through empirical analysis,the main conclusions are:(1)The brand has a positive correlation with the appraisal price of second-hand real estate.The higher the brand credit,the higher the real estate valuation.(2)Adding brand evaluation value to batch evaluation can significantly improve the evaluation accuracy.Under the two methods of hedonic price method and spatial hedonic method,adding brand factors will make the evaluation model more accurate and the evaluation results more accurate.(3)Real estate prices in the high-tech zone of Jinan City have a significant spatial effect.The spatial hedonic method can take into account the impact of spatial dependence on prices,and improve the accuracy and fairness of mass evaluation results.
