In recent years,the real estate industry,as one of the important pillar industries of the national economy,has developed rapidly and has an irreplaceable position in the national economy.Real estate is not only a high-speed developing industry,but also an operating body with a high utilization rate of funds.The use of funds is the key to real estate companies and plays a top role in real estate companies.This article uses COB Real Estate as an example to study and analyze the financing channels.The company's financing channels all use bank loans(development loans)as the main financing method,and its financing method is single.Due to the government's macro-control over existing real estate,related loans have been obtained.It will become more and more difficult,and the problem of financing difficulties for enterprises will gradually become apparent.The expansion of real estate operations and development investment will require not only a high turnover rate,but also a large scale of funds.Coupled with factors such as the different business environment in the region,capital operation has become the most concerned issue for real estate developers.This article will use COB Real Estate as an example to study the status and channel analysis of real estate financing.Recently,when it is strongly expected that the property market will be loose soon,on March 7,2020,Hainan Province introduced the new rules of the property market,"the province launches residential housing and fully implements the current sales system of commercial housing",which proposes the cancellation of the pre-sale system for commercial housing Change to the existing home sales system.It can be seen that Hainan not only did not relax,but accelerated the bundling of the property market.This policy predicts that major cities across the country will successively introduce related policies.In the current era of housing shortage,the pre-sale system not only improves the turnover rate,but also more effectively solves the problem of housing supply.Now,some cities have already seen housing.The problem of excess,and the mainland also allows developers to sell externally even after one-third of the construction is completed.Pre-sale is equivalent to allowing developers to get funds back before completion,thereby accelerating the turnover rate of capital,and the high turnover model of real estate comes from this.The sale now not only increases the real estate development cycle,but also rapidly increases the demand for real estate funds.This article is mainly composed of four parts.The first part is the introduction.It introduces the research background of real estate financing and analyzes the background ofreal estate financing.The current status of domestic research is that there is a single financing channel.It will intensify in an instant,and the purpose and significance of real estate research are also proposed in this article,and the basic route of this article is proposed,which is a study to solve the analysis of financing channels.In the second part,we take COB Real Estate as an example to explain the related theories of financing structure and capital structure of COB Real Estate,and introduce the single financing method,limited financing environment,and financing methods of COB Real Estate.Provide theoretical basis and support for the analysis and conclusions below.The third part analyzes the capital needs of COB Real Estate and the calculation of financing costs,and analyzes the long financing cycle,which is not conducive to the operation and development of enterprises.The financing costs are high,which increases the operating burden of enterprises,and the financing risks in operation and theory.Comprehensively forecast the financing needs of COB Property.The fourth part proposes solutions and improvement plans for the current financing situation and existing problems of COB Real Estate.In the real estate operation,from the land acquisition stage,sales stage,development rhythm and other stages,COB Real Estate hopes to develop quickly and successfully transform with a high process.This is an important strategic move made by China Construction System under the premise of great integration.The difficulty of financing will be further highlighted.It can be seen that research on financing channels is imminent.This article attempts to solve the problem of diversifying the financing channels of typical housing enterprises from the perspectives of finding problems,raising problems,and solving problems.
