The real estate industry is a pillar industry of the national economy.Today,as the industry transitions from a high-speed growth period to a mature period,more and more companies are being tested by the decline in operations.The provision of asset impairment provisions has become an option for earnings management of these enterprises.Earnings management behaviors will affect the authenticity of the company's statements.In particular,excessive earnings management will have a great impact on the quality of accounting information,fail to reflect the true business status of the company,and harm the healthy development of the immature securities market.Earnings management research on the provision of asset impairment provisions is worthy of study both for the real estate industry and the capital market: On the one hand,there are few related case studies on the real estate industry in China.The use of cases to study both can be a practical and theoretical supplement to the research on real estate companies' use of asset impairment reserves for earnings management.It recognizes the deficiencies in asset impairment accounting and improves them.On the other hand,with regard to the problems derived from case studies on the use of asset impairment reserves for real estate listed companies for excessive earnings management,it is possible to propose practical countermeasures from different aspects,such as the improvement of accounting standards,The improvement of internal governance,etc.,to promote the development of the company itself and the capital market,this is to make up for the deficiencies existing in China's current accounting standards and regulatory laws,promote the deepening reform of the capital market,regulate the code of conduct of the capital market,and purify the capital market of our country The environment has certain practical significance.This article uses the literature research method and case analysis method,taking Chinese enterprises as examples,and drawing on the historical behavior of real estate listed companies using asset impairment preparations to conduct earnings management.Real estate listed companies put forward targeted and universal recommendations.Specifically include: improving the standard for asset impairment provision,enhancing disclosure of asset impairment information,optimizing financial management,optimizing remuneration system,optimizing internal control,enhancing the independence of certified public accountants,increasing penalties for violating firms and personnel,Strengthen capital market supervision.It is hoped that the conclusions and recommendations reached can really restrain the behavior of listed real estate companies from using asset impairment reserves for excessive earnings management.
