Real estate is a very important economic pillar industry in China.Its rapid development promotes the rapid increase of GDP.In recent years,the state has introduced a series of markAet control measures,and the competition in the real estate market has become increasingly fierce.In such an environment,the leading real estate enterprises can expand the market by virtue of their excellent capital strength and extensive brand recognition,so the phenomenon is constantyly emerging-If small and medium-sized real estate enterprises want to survive in this kind of environment,they should deepen their understanding of the internal financial situation,so as to improve themselves to maintain a good financial environment and enhance their own strength,so as to be able to cope with the changes in the fierce market competition.So it is very important to analyze and evaluate the financial situation objectiveldy and accurately.With the increasingly fierce competition in the real estate industry,the shortcomings of the traditional DuPont analysis method also appear,that is,the traditional DuPont analysis system has been duffcult to meet the needs of the current enteprise financial situation analysis.Firstly,this paper summarizes the traditional DuPont analysis system,reviews the related theories and researches at home and abroad,and points out its limitations.Then,in view of its shortcomings,it puts forward an improved DuPont analysis system,and introduces the cash flow index to analyze the cash situation of real estate business activities,Secondly,this paper takes Hefei urban construction company as the research object.Use the company’s 2014-2018 financial statement data to analyze the company’s financial situation based on the improved DuPont analysis system.Finally,in view of the problems exposed by the improvement of DuPont analysis system.combined with the current development of the company,the paper puts forward improvement suggestions,from the aspects of expanding the sales scale,reducing the financial leverage,improving the quality of profits and promoting the return of funds,in order to promote the stable development of the company.
