| At present,with the development of national economy,the number of commercial building projects is increasing.Commercial buildings can bring many benefits,however,with the increasing volume of commercial buildings,and increasingly complex functional requirements,the existing problems are becoming more and more prominent,which brings both opportunities and severe challenges for us.Operation and maintenance management stage occupies most of the time and cost in the whole life cycle of commercial construction projects,so that it has great research value and significance.In the face of the shortcomings and problems in the traditional operation and maintenance management of large commercial buildings,we can improve the quality of operation and maintenance management by introducing BIM Technology,so that to effectively solve those problems and bring considerable returns.However,BIM Technology now is mainly applied at the stage of design and construction of commercial buildings.There are three main reasons for the relatively immature application of BIM in the operation and maintenance stage.One is that the application value is not clear,which leads to the weak initiative of the owners and managers to adopt BIM;the other is that a large number of data and information required by operation and maintenance management cannot be effectively integrated and managed,which makes it difficult to support BIM applying at operation and maintenance stage Third,the lack of a unified BIM standard for operation and maintenance management of commercial building in China hinders its application and promotion.Combing the concepts and characteristics of BIM Technology and large commercial buildings,this paper takes the operation and maintenance management and information flow theory of BIM as the basis to study and propose relevant solutions of the above three main problems existing in the operation and maintenance management of commercial buildings.First of all,this paper analyzes the five modules and main specific applications and the corresponding information requirements of BIM-based commercial building operation and maintenance management.Through three rounds of Delphi method,the importance of 20 information requirements of the main applications is evaluated quantitatively,so as to clarify the application value of BIM for the management and the owner,and provide reference for information management.Secondly,in order to solve the problem of information integration and sharing in the process of commercial construction projects,an operation and maintenance management framework composed of application layer,data layer and model layer is built.From the perspective of application,data information can be used and realized in both users and functions;From the perspective of data,the key data layer is to basically realize information integration and sharing in the whole process of the project by introducing IFC Standard,On this basis,IDM standard is added to improve the availability and accuracy of information;And the model layer is based on the collection,establishment and transmission of data.And then through two cases which introduced BIM into the completed project,the value and significance of BIM and the proposed operation and maintenance management framework are verified.Finally,this paper defines the depth of the model,selects the level of depth division in line with the trend of China,and discusses the content and depth of the operation and maintenance model of large commercial buildings,so that to make suggestions on the principles and ideas of BIM modeling and discuss the delivery standard framework of BIM model,which improves the model establishment and delivery of all parties in the project,as well as the efficiency of information interaction,it can also provide a reference for similar projects and the implementation of the same application in the future,and its operation and maintenance model needs to meet the standards and requirements. |
