| The construction industry plays an irreplaceable role in improving the level of the national economy and the country’s entire infrastructure.However,as the demographic dividend gradually disappears,the traditional building model is no longer advantageous.Prefabricated building overcomes the traditional cast-in-place that is dirty and messy on site,greatly affected by the climate,many types of work on site,and consumes a lot of resources.Prefabricated building has the advantages of effectively integrating resources,It can improve building quality,shorten construction period,energy saving and environmental protection,and conform to the concept of green sustainable development.Since 2016,the government has successively introduced policies such as financial subsidies,land use support,and tax concessions to vigorously develop prefabricated buildings.A large number of pilot projects for prefabricated buildings have emerged.The fundamental reason for the hindrance of the development of architecture in my country is that the cost is higher than the traditional cast-in-place model.so the ability to effectively reduce costs is great significance for the rapid development of prefabricated building.The cost influencing factors from the perspective of the entire life cycle are analyzed in this thesis,and the cost influencing factors of prefabricated building are divided into the pre-planning phase,design phase,production and transportation phase,construction phase,and operation and maintenance phase according to the entire project life cycle.The literature research method is adopted.After sorting out relevant factors,42 factors are initially identified,and SPASS21.0 is used for data analysis,and the factors that do not meet the requirements are further screened,and 31 influencing factors are finally determined.Then,the structural equation model is used to determine the degree of influence of each factor on the cost After quantitative analysis,the 12 key influencing factors are finally obtained which are the feasibility study in the preliminary planning stage and national policies;the prefabrication rate in the design stage,the rationality of component split design,the types of prefabricated components and the experience and ability of the designer;the price of prefabricated components and the transportation plan in the production and transportation stage;the management level of the managers in the construction stage,the ability of coordination among work types and the hoisting construction plan;the application of information technology in the operation and maintenance stage.At the same time,using the second-order measurement model in the structural equation model to analyze the impact of each stage on the cost of prefabricated buildings,It is concluded that the degree of influence of each stage is the design stage,the pre-planning stage,the production and transportation stage,the construction stage,Operation and maintenance stage in descending order.Based on key influencing factors,optimize the life cycle cost of prefabricated buildings,and provide reference for the development of prefabricated construction personnel and prefabricated buildings.Finally,combined with the case,the mathematical method of value engineering and sensitivity coefficient analysis is used to further analyze the cost optimization of the life cycle of the prefabricated building. |
