shows that the number of the elderly population in the country is fast,and the proportion of the elderly population is more and more heavy.The aging society has entered the globalization,and the developed countries in Europe and America have already entered the aging society.Statistics show that more than 50 countries and regions have entered the aging society.As a representative of developing countries,China has entered an aging society,but its economic development level is not as good as the aging level.We are facing a severe test of economic underdevelopment,but the aging level is serious.In this case,it is more difficult to solve the problem of population aging.Since 1999,China has stepped into an aging society,and now it has experienced 20 years of aging social problems.In the next 10-15 years,China will usher in the most severe period of population aging,and the pension problem will become a major problem affecting people’s livelihood.The acceleration of aging also makes the pension problem urgent.At present,many cities in China are facing the pension crisis.For the satisfaction of pension needs,home-based pension,community pension and institutional pension are the three main pension models.In addition,it mainly relies on home-based pension to meet the pension needs,which puts forward higher requirements for all aspects of home-based pension,including housing,facilities,etc.in this context,the housing aging adaptation transformation under home-based pension has made great development,which is of great significance for the development of home-based pension and to meet the pension needs through home-based pension.Therefore,it is necessary to strengthen the construction of home-based elderly care project,and the transformation of suitable aging housing is the most important.In terms of housing aging,a reasonable plan can effectively improve the quality of life of the elderly under the home-based pension model.Based on the summary of theoretical research and practical experience of domestic and foreign housing aging,this paper discusses the living characteristics,habits and fall hazards of the elderly,as well as the needs of the elderly for living environment,aiming at the current situation and existing problems of multi-storey housing in the context of home-based elderly care in China,relying on domestic housing Family pension policy,in response to the state’s proposal for the aging of existing housing,actively participate in the aging of multi-storey housing for the elderly.Guided by the behavior mode of the elderly.Through on-the-spot visits and questionnaire surveys,we can understand the living conditions of the elderly at home,analyze the actual and potential use needs of the elderly in the living environment,and understand the willingness and demand of the elderly at home for environmental transformation according to the behavior patterns and characteristics formed by the internal and external factors such as their physical conditions,living habits,hobbies,family structure and living environment,Analyze and integrate the practical problems,and identify,evaluate and screen the factors that affect the transformation.On the premise of defining the reasons and objectives of the transformation,the transformation level,scope and contents are preliminarily determined to determine the transformation scheme,which can be divided into three parts:the public space aging transformation scheme,the indoor space aging transformation scheme and the vertical traffic aging transformation scheme.Using the theory of value engineering,the evaluation model of construction profit value is used to determine the value coefficient of the suitable aging transformation scheme and evaluate it.This paper aims at the optimization of the multi-storey housing’s suitable aging transformation scheme under the home-based pension mode,divided into five parts:The first part is the introduction,which mainly introduces the background of population aging in China,the research status at home and abroad and the research content.The second part is the current situation and problems of the multi-storey house for the aged at home.It mainly analyzes the form of the house for the aged at home and the relevant aging policies of the house for the aged.The third part is about the transformation mode of the multi-storey home for the aged.It mainly introduces the current old-age apartment,the delivery scheme of the old-age redence and the transformation scheme of the old-age residence.The fourth part is based on the optimization of the suitable aging reconstruction scheme of the multi-storey home for the aged based on the value engineering.It introduces the theory of the value engineering in detail,optimizes the suitable aging reconstruction scheme in combination with the actual cases,constructs the judgment matrix,the value engineering theory and the evaluation system,analyzes and evaluates the suitable aging reconstruction scheme,and optimizes the scheme results.The fifth part is conclusion and suggestion.The innovation of this paper lies in that,by introducing the concept of value engineering,from the perspective of the residents who need to be adapted to the aging transformation,combining with the actual living needs of the elderly,reasonably selecting the functional evaluation indicators for the elderly to adapt to the aging transformation,using the analytic hierarchy process,quantitative analysis of the
