Research On The Integrated Design Of Office Building Reconstruction

With the rapid development of China’s economy in the past two decades and the gradual acceleration of urbanization,an urban problem has gradually highlighted,that is,a large number of stock buildings,especially office buildings,have gradually become outdated during the increasing change of the urban appearance.Transformation of these buildings has become an unavoidable topic during the urban development in China.Compared with the newly planned space projects,this transformation is subject to more influential factors and more restrictive realistic conditions.It becomes an important research direction in an industry how to transform the old buildings,make them complement to modern urban landscape,meet the demands for green development a conservation-minded society,and perfect the construction aesthetic and meet the social demand for diversified construction.Against this environment as the background,this paper studies the integration strategy of office building transformation.Starting from the unique characteristics of the existing office buildings as office space,this paper concludes and discusses the approaches and experience in integrated design for office building transformation through a series of specific cases and from points to surface,seeking the accumulative theories for lessons,exploring a set of methods and strategies for transformation of the existing office buildings from technological progress and theoretical achievements over the past few years.This paper is divided into four parts: the first part,namely Chapter I,mainly elaborates the background,research significance,research focus,research status at home and abroad and the definition of relevant concepts of the transformation of existing office buildings.The second part,namely Chapter II and III,analyzes the characteristics and problems existing in transformation practice of the existing office buildings through investigation and research of the existing theories and practical cases,and proposes the working methods of integrated design.Some of these problems arise from separation between the current specifications and the actual transformation practice,some from contradiction between the transformation demands and the actual situation of the existing buildings and some from mismatch of experience caused by the disconnection between the old and the new.Therefore,the industry is exploring the integrated design as a comprehensive solution to this trouble caused by uncontrollable variables.In the fourth part,namely Chapter V,summarizes the specific methods and experience of the integrated design of office building transformation with a series of case analysis.The selected cases are mainly projects led and participated in by the author in Xuzhou.It tries to dig out the integrated design method for office buildings from a more comprehensive perspective,based on the solution to specific problems in the design process throughout the whole life cycle of the design and covering different types of projects.The third part,namely Chapter IV,a series of strategies for the integrated design of office buildings are derived through summarization and conclusion of the above,with the site spirit as the starting point of conceptual thinking,green transformation as the main line and BIM technology as reliance.This paper ends with summarization.This paper discusses the methods and strategies of the integrated design of office buildings in a holistic way,and is expected to serve as a certain reference for practice of projects of the same type.The article contains 32 figures,6 tables and 54 references.
