| In recent years,the state has issued a series of macro-control policies aimed at real estate companies,aiming to tighten real estate investment activities,which has brought huge challenges and pressure to many real estate companies in the process of land acquisition and investment.In order to win the battle for survival in the industry,real estate companies have to look for potential room for improvement internally,and explore the potential of reducing project costs during the bidding stage.Cost reduction and efficiency have become the key issues that many real estate companies pay attention to.In the highly competitive market environment,major real estate companies need to pay more attention to the refinement and efficiency of their internal management.In the enterprise management system,bidding management,as an important cost control method for real estate enterprises,needs to promote the optimization of enterprise cost control.On the basis of mastering the relevant theoretical knowledge of engineering project management,this article combined with the individual’s actual work content and bidding management work experience,to optimize problems in the bidding process,the system of bidding management is optimized.(1)First,this article describes the current development situation of the real estate market,and points out the difficulties faced by real estate companies under the pressure of the market environment.The development process of bidding management in the field of construction engineering was described through the literature research method,and the basic concepts and the bidding process of bidding were introduced.(2)Introduce the general situation of H real estate company.Through Delphi expert scoring method,the typical problems of real estate companies represented by H real estate company in the process of bidding process were screened.These issues were discussed and the bidding process was analyzed.Irregular behavior and immature working methods.(3)By drawing on the comparatively complete bidding management system processes of benchmark real estate companies,in view of the typical problems of H real estate companies in the process of bidding,suggestions were made to optimize their organizational structure,optimize the bid opening system process,and strengthen supplier management.(4)Finally,through the implementation of the bidding management system in H Real Estate Company,the implementation effect was investigated,and the evaluation obtained during the trial process of the optimized bidding management system was summarized.This article constantly summarizes the problems that arise in the development of real estate companies,combines the management points of leading companies in the real estate industry at home and abroad,and studies and fully draws the essence of their management.By analyzing and summarizing various aspects of the bidding management scheme and process,it provides a systematic guarantee for real estate enterprise management to achieve standardization,refinement and institutionalization. |
