| Since the opening-up policy in 1980 s,China’s urbanization has developed rapidly.The rapid development of urbanization has led to a rapid increase in the urban population,which has made traffic congestion,air and noise pollution and other problems are increasingly apparent.The development of the urban road network and the level of urbanization are not balanced.The situation of the urban road network has attracted people’s attention,which in turn will have an impact on housing prices.Exploring the impact of urban road networks on housing prices can not only show the relationship between urban road networks and housing prices,but also provide a reference for the government to optimize the layout of the road network and alleviate traffic problems.In this paper,the prices of second-hand housing in Shanghai are used as an example to explore the impact of urban road network on housing prices from the perspective of spatial configuration and functional system.In terms of spatial configuration,based on the space syntax theory,Integration is used to quantify the density of urban road networks,and Choice is used to quantify the ability of roads to serve as transportation hubs.In terms of functional system,the density index and diversity index are used to describe the ability of the urban road network to gather the number and types of urban infrastructure,and the cognitive distance index is used to describe the cognitive cost to these infrastructure points.A comprehensive index,the urban functional connectivity index,has been constructed to comprehensively describe the three aspects of density,diversity and cognitive cost.The results are as follows:(1)Regardless of the urban road network density or the ability of agglomerating infrastructure,the road network in the central area of Shanghai is far superior to the surrounding areas.The area centered on Lujiazui attracts a large amount of traffic and people.Shanghai is a development model with an urban center as the core.(2)In terms of spatial configuration,only the Integration has an impact on housing prices,that is,when residents buy houses,they only pay attention to the density of the road network,but do not pay much attention to the transportation hub capacity of the road network.(3)In terms of functional system,only the density index and the urban functional connectivity index have an impact on housing prices.In other words,the ability of the urban road network to gather the number of urban infrastructure has an impact on the housing prices,while the diversity index and the cognitive distance index are only a supplement to the comprehensive ability of the urban road network to gather the urban infrastructure.(4)There is spatial heterogeneity in the impact of urban road networks on housing prices.Compared with the Jing’an,Yangpu,Putuo,and Hongkou districts in the central area of the city,the housing prices of several districts far away from the city center,such as Qingpu,Songjiang,Minhang,and Fengxian,are more affected by the urban road network. |
