Research And Reference On American Reverse Mortgage Loan

With the increase in life expectancy and the decline in the birth rate,the aging of our country's population is intensifying,and the burden of the elderly in the society is increasing.In this situation,reverse housing mortgage loans(house pensions)are an important option for personal pension products.Not only can it help the elderly convert their housing rights into pension income,make up for the elderly's pension funding gap,and improve their quality of life,but it can also reduce the burden of the elderly in the society,increase the consumption power of the elderly,activate the elderly consumer market,and expand Domestic demand stimulates the development of the national economy.In fact,China's elderly housing reverse mortgage pension insurance has been piloted in June 2014,and it has been 7 years,but it has not yet achieved a substantial breakthrough.In order to find a feasible solution,this article adopts research At present,the most representative U.S.reverse mortgage model-Home Equity Conversion Mortgages(HECM),and for the first time,from the perspective of public organizations and public policies,a detailed analysis of government agencies related to HECM.The tripartite organization and the three levels of policies and regulations.On this basis,the current situation,background,feasibility and risk issues of China's current reverse mortgage market are analyzed,and the main problems facing China's housing reverse mortgage loans are identified.Finally,by absorbing some of the excellent experience of HECM that can be used for reference,it puts forward some reasonable suggestions for the development of reverse mortgage loans in China.
