| The house has always occupied an important position in the heart of Chinese people.The house is not only a place to settle down,but also a symbol of home.People’s demand for houses has driven the emergence of the real estate industry,and housing prices have become one of the growing concerns of people.With the development of economy and society,the price of house is also increasing.So far,the growth rate of house price has far exceeded the growth rate of per capita income of residents,which has aroused widespread concern.In different regions,the factors affecting the housing price are also different,including politics,economy and culture.In the same area,with the same political and economic factors,the internal factors of the house itself,the external environment and education become the main reasons affecting the house price.Especially when the house is linked with education,the housing price of school district is much higher than that of ordinary communities,which makes us have to pay attention to the impact of education factors on housing price.School district housing is in essence a reflection of the capitalization effect of compulsory education resources.Under the influence of teaching quality and some"social factors" other than teaching,parents vote with their feet and pay high cost to get high-quality services from key primary schools,which makes the housing price of corresponding communities of key primary schools rise.Especially in large cities such as Beijing and Shanghai,due to their geographical and economic development advantages,the housing price is already higher than the corresponding cities in other inland areas.If the influence of school districts is added,the housing price reaches a new high.The country attaches great importance to this phenomenon.In order to promote education fairness and narrow the education gap,China has introduced a number of policies including double reduction to curb housing prices.As for the influencing factors of housing price growth,both domestic and international studies have been made in this respect.Especially in the school district housing research,on the size of the capitalization effect of school districts,many effective conclusions have been drawn.With national policies introduced successively,Li Anqi analyzed the housing prices of 11 key primary schools in six districts of Beijing before and after the policy and reform.Concluded that the policy reform after the school district room premium reduced about 5.5%compared to that before the reform.The policy can really reduce the premium rate of the school district room,reduce some of the school district room capitalization effect.But the existing literature on the influence of the policy after prices did not do too much to explore the specific factors,this paper focuses on the study of policy implementation,whether the key primary school is also the important factors that affect Beijing housing prices,and if so,what kind of role in the various influence factors,the influence factors of the rest will a greater impact on the growth of housing prices.Based on the research of housing prices with the characteristics of the often used models,based on the impact of house prices architectural features,regional characteristics,neighborhood characteristics,education research and the construction characteristics,regional characteristics,neighborhood characteristics,adopts the traditional way of definition,characteristics of education with the scientific definition and the corresponding standards.This paper takes Beijing school district housing prices as the research object,with data from Fangtianxia website and Baidu Map.Through the analysis of all the community data that can be collected in Haidian district,Chaoyang District,Xicheng District and Dongcheng District of Beijing,it is concluded that after the implementation of the policy for a period of time,key primary schools are still an important factor affecting the housing price.In order to get a more accurate analysis conclusion,this paper further analyzes the housing price data in Haidian District by further dividing the grades of schools.It is concluded that the premium rate of the school district is reduced to 2.5%.Besides the education factor,the rate of greening becomes another important factor affecting the housing price that cannot be ignored. |
