In recent years,with the rapid increase in the world’s urbanization rate,although urbanization construction has brought considerable economic benefits,some regions have experienced the phenomenon of vacant housing due to the mismatch between population resource allocation and housing construction development,which has attracted widespread attention.Vacancy in housing can lead to ineffective waste of building resources.Calculating and analyzing vacancy in housing can provide a scientific basis for solving this problem,thereby achieving sustainable urban development.This study mainly calculates the vacancy rate and stock of housing through nighttime lighting remote sensing data and land use remote sensing data,and analyzes the driving factors of the stock based on the accounting results.Finally,from the perspectives of government,enterprises,and consumer stakeholders,relevant suggestions are proposed to reduce the stock of housing vacancies and achieve sustainable urban development.This article mainly calculates the housing vacancy rate and housing vacancy stock of the Shandong Peninsula urban agglomeration based on nighttime remote sensing lighting data and land use remote sensing data from 2000 to 2020,and compares and analyzes with previous research results to verify the accuracy of this study.Then,the spatiotemporal changes in the housing vacancy rate and housing vacancy stock of the Peninsula Urban Agglomeration were analyzed,and further driving factors were analyzed based on the calculated housing vacancy stock.The main factors affecting housing vacancy and the degree of impact of each factor on housing vacancy were explored.At the same time,further analysis was conducted on how to reduce the stock of vacant housing based on relevant stakeholders,and relevant suggestions for reducing housing vacancies were proposed.The research results indicate that the average housing vacancy rate of the Shandong Peninsula urban agglomeration has rapidly increased from 14.7% in 2000 to 29.7% in2015,and then slowly decreased to 29.5% in 2020.In 2000,the housing vacancy stock of the Shandong Peninsula Urban Agglomeration was only 49.85 million square meters.The housing vacancy stock of each city within the urban agglomeration was relatively small,but from 2000 to 2020,the overall housing vacancy stock was rapidly increasing.Only in 2010 did the housing vacancy stock of the Shandong Peninsula Urban Agglomeration decrease compared to 2005,and by 2020,the housing vacancy stock of the entire Shandong Peninsula Urban Agglomeration reached 696.62 million square meters.Due to the slower growth of urban population than the speed of housing construction,the average annual growth of housing vacancy stock in mega cities between 2000 and 2020 exceeded 3 million square meters.In large and medium-sized cities,the average annual growth of housing vacancy stock was 1-2 million square meters,causing a significant waste of housing resources.In order to explore the driving factors that cause housing vacancy,this article also uses the LMDI decomposition method to decompose the factors of housing vacancy stock.The results show that the level of economic development has a positive driving effect on the increase of housing vacancy stock,and is the most influential factor on the stock of vacant housing;The value of unit building area is the main driving factor that inhibits the increase of housing vacancy stock,and the decrease in the value of unit building area is beneficial for reducing the housing vacancy stock.Based on research on urban housing vacancy rate,housing vacancy stock,and driving factors of housing vacancy,this study proposes relevant suggestions on how to reduce housing vacancy stock from relevant stakeholders such as government,enterprises,and consumers: 1.As the main manager and regulator of national housing construction,the real estate industry is also a pillar industry of China’s economy,and the government needs to fully consider the interests of all parties,Safeguard the rights and interests of the people.Therefore,at the macro level,the government can consider increasing the urban permanent population,reducing the vacancy rate of housing,further boosting regional economic construction,stabilizing housing prices,improving housing policy and regulations,formulating regulatory measures,and giving play to the government’s market regulation ability to reduce housing vacancy.2.At the micro level,real estate development enterprises,property management enterprises,and housing rental enterprises play an important role in the construction and use of housing,and also play an important role in determining whether the housing is vacant.Therefore,relevant enterprises can consider improving the quality of housing construction,formulating reasonable prices,improving housing operation and management,reducing vacant stock,improving the network of housing tenants,and optimizing housing leasing,Improve the satisfaction of buyers and service recipients,thereby achieving the goal of reducing housing vacancies.3.At the consumer level,as the majority of housing owners,consumers can reduce housing vacancies by purchasing new housing on demand,changing investment concepts,renting idle housing reasonably,and adjusting housing assets,thereby supporting the sustainable development of urban housing.
