With the continuous progress of urbanization and the rapid increase of urban population,the contradiction between man and land is increasing,and the land use mode is gradually developing to the three-dimensional direction.However,the traditional cadastral management model with two-dimensional land parcel as the core cannot effectively describe the three-dimensional land spatial rights.In order to solve the challenges faced in the current two-dimensional cadastral management process,it is necessary to develop three-dimensional cadastral registration of three-dimensional rights space,and clearly show the spatial distribution of land use rights through three-dimensional cadastral spatial data model.Realize the effective expression and description of the three-dimensional land space right.Therefore,the change of cadastral management from two dimensions to three dimensions is the inevitable result of the hierarchical establishment of land use rights.From the perspective of unified registration of real estate,based on the international standardized model LADM with strong expandability,this thesis uses mixed registration mode to construct the three-dimensional cadastral rights model(CNLADM)for unified registration of real estate.Then,a 3D cadastral spatial data model is constructed based on the integration of BIM and City GML.Finally,through the integration of City GML expansion mechanism and CNLADM,a three-dimensional cadastral database model for unified registration of real estate is constructed.The research content of this thesis is mainly carried out from the following aspects:(1)This thesis analyzes the current situation of cadastral management in our country,as the theoretical basis of three-dimensional cadastral database model.First of all,according to the Provisional Regulations on the registration of real estate,this thesis summarizes the system of real estate registration rights.Then,the structure and content of the real estate database are clarified,and it is divided into two types: spatial data and attribute data,so as to provide reference for the construction of three-dimensional cadastral database model.(2)This thesis describes the design idea of international standard model LADM model.Then,based on the structure and content of the real estate database in our country,the LADM model is expanded,and the main content and logic relation of the core in the three-dimensional cadastral right model facing the unified registration of real estate are discussed.The data package including the rights holder and the rights management data package are designed.CNLADM is a three-dimensional cadastral right model with three main packets of spatial unit packet and two sub-packets of measurement and expression sub-packets and real estate registration service sub-packets.(3)This thesis builds a three-dimensional cadastral spatial data model based on two-dimensional hierarchical household map and clan map of real estate.Firstly,the data structure of BIM and City GML is discussed,and the similarities and differences between the two spatial data models are analyzed.According to the difference analysis,The integration of BIM and City GML provides 3D spatial data models of different scales,such as inside buildings,single buildings,communities,parks,streets and the whole city,which has become an important research direction of 3D cadastral spatial data models.(4)By analyzing the model structure of CNLADM and the physical entity structure expressed by City GML,and associated with CNLADM through the application domain expansion mechanism of City GML,a conceptual model of three-dimensional cadastral database(CNLADM-City GML ADE)for unified real estate registration is designed.
