Land is the basis for cities to carry out social and economic activities,and it is the core element in the real estate market.Land prices occupy an important position in the composition of real estate prices,are an important information and value judgment standard for the operation of the land market,are an important means of national macro-control,and play an outstanding role in optimizing the spatial allocation of land resources and improving the efficiency of land use.The study of the spatial distribution law of land prices and its influencing factors has been a hot issue in land resource management and humanities/economic geography for ten years.Studying the spatiotemporal evolution characteristics and driving factors of land prices helps to understand and grasp the development changes and differences between regions from a macro perspective,and is of great significance to reveal the inherent laws of urban land price changes and enrich the theory of urban land price evaluation.This paper takes the counties of Henan Province as the research unit.Based on the land transfer data of Henan Province from 2011 to 2020,the spatial analysis and spatial statistics functions of Arc GIS are used comprehensively to analyze the comprehensive land prices of Henan Province from 2011 to 2020 and the evolution characteristics of various types of prices in residential,commercial services,industrial,mining and warehousing.The geographic weighted regression model(GWR)is used to discuss the influencing factors and spatial heterogeneity of the three types of land prices,and the following main conclusions and insights are obtained:(1)During the research period,the comprehensive land prices in Henan Province increased significantly,and the prices and growth rates of the main land types were significantly different.The average growth rate of comprehensive land prices is 121.5yuan/㎡,and the growth rate is volatile,and the direction of change is in line with the laws of economic development;residential land prices have risen by 17.27% per year,commercial service land prices have risen by 15.27% per year,and industrial and mining storage land prices have risen by 5.26% per year.The average price and growth rate are: residential land prices are the highest,commercial service land prices are the second,and industrial and mining storage land prices are the lowest.The three main land use types showed the same growth in land prices and growth rate curve fluctuations,and the higher the early price,the higher the land price growth rate.As a result,the prices of the three types of land are gradually differentiated and the gap is gradually widening.(2)During the research period,the comprehensive land prices in the counties of Henan Province increased significantly,but due to economic,social and other factors,there was a range gap in the level and range of land prices.The high-value comprehensive land price areas in the counties of Henan Province have gradually evolved from a decentralized distribution to a contiguous distribution pattern with Zhengzhou Municipal District as the high-value center.The comprehensive land prices are spatially significantly agglomerated.The rapid development of the county economy has made the relative difference in the level of comprehensive land prices in the counties of Henan Province is getting bigger and bigger.(3)During the research period,the high-value land prices of residential,commercial services,industrial and mining storage were mainly distributed in the central region.Land prices of different land use types also showed a spatial distribution pattern centered on the jurisdiction of Zhengzhou City.There are large horizontal differences in the level of land prices for residential and commercial services in the county,and there are small differences in land prices for industrial and mining storage in various regions.The price of commercial service land has the characteristics of high in middle and east,and low in west.The spatial pattern of land prices for industrial and mining storage is manifested as higher in the north,south and southwest regions of the central region,and lower in the east and west,showing a certain agglomeration.(4)During the research period,the spatial distribution of residential land prices,commercial service land prices,and industrial and mining storage land prices in Henan Province was significantly correlated,and different influencing factors had different degrees and directions of influence on different types of land prices.Among the economic factors,the higher the per capita regional gross domestic product,the proportion of GDP in the tertiary industry,the per capita disposable income of urban residents,and the retail sales of social consumer goods,the higher the land prices of residential and commercial services;the proportion of GDP in the tertiary industry,the per capita disposable income of urban residents,and the retail sales of social consumer goods have a positive impact on the increase in land prices for industrial and mining storage.The urbanization rate of social factors has a catalytic effect on various types of land prices.There is no obvious influence on the number of students in common elementary and middle schools,the number of beds in health facilities and the amount of fixed capital investment.
