With the transformation of China’s real estate market from extensive to intensive,the role of real estate intermediary becomes more and more important.Real estate agents become telephone operators for both sides of real estate transactions.Not only that,because the supply of China’s real estate market is more than the demand,the real estate market is affected by many factors.For example,national policy updates,market element fluctuations and so on.This requires real estate agencies to complete real estate transactions successfully and promote the healthy and sustainable development of the real estate market through professional services.With the gradual increase of social demand for real estate agency,the types and quantity of real estate agency models and services are increasing day by day,but the internal environment for the development of real estate agency market is not very ideal.The chaotic real estate agency market has seriously disrupted the healthy and stable development of the real estate industry and reduced the people’s happiness index.Therefore,it is of great significance to study and analyze the current real estate intermediary market,find the existing problems,and take effective measures to regulate the real estate intermediary market.This paper first introduces the concept of standardizing real estate intermediary,principal-agent theory and research trends at home and abroad.Secondly,SPSS20.0software was used to test the reliability and validity of the collected questionnaire samples.According to the results of the questionnaire and the case analysis,consumers have a high degree of dependence on the real estate agency,but there are real estate agency market monopolization of housing resources,false reporting of housing prices,price gassing,tax evasion,signing arbitrary terms of the intermediary contract and so on.Then,combined with the principal-agent theory,this paper analyzes and studies the problems existing in the real estate agents in Z City,and concludes that the reasons for the chaos are information asymmetry,inconsistent benefit function,imperfect constraint mechanism,imperfect supervision system,and imperfect relevant laws and regulations.In the end,the government regulate the real estate intermediary market at home and abroad for reference,the good experience,proposed the official real estate transaction platform,a consumer evaluation system,standardize intermediary commission system,improving the real estate intermediary market regulation system,improve the real estate intermediary market access threshold,credit archives management,implementing agencies and brokers exit system,Improve the real estate intermediary industry related laws and regulations,build a perfect real estate intermediary system.
