Research On Optimization Of TF Software Park Operation Mode

With the gradual transformation of China’s economic environment and growth mode,industrial parks play an important role in local economic development.However,the imbalance of economic development among provinces,cities and regions across the country,the mismatch between local industrial agglomeration and the leading industry of attracting investment,and the diversification of industrial park planning and operation modes have all put forward higher requirements for the next development of industrial parks.This thesis takes TF Software Park as the research object,which is a high-tech park of Chengdu Hi-tech Zone with R&D office as its main function,after a long period of development and operation,the park also faces various problems.This thesis will find out the causes of the problems and propose solutions based on the analysis of the operation status of the park and the internal and external environment.First of all,sorted out the overview of TF Software Park,and displayed the development process of the park at different stages in the early,middle and late stages in a timeline,and described the existing operation mode of the software park.analyzed the macro and industrial environment of TF Software Park,and points out the opportunities and threats faced by the park in combination with the environmental analysis.Secondly,interviewed the representatives from different aspects of the park.Through the analysis of the survey results,it was found that the park currently has problems such as shortage of development funds,the rental and sales price is lower than the market price,the number of enterprises in arrears in the park is increasing,and the number of complaints from enterprises in the park about infrastructure is increasing and core management staff loss.In order to solve the existing problems of TF Software Park,this thesis proposes to optimize the existing asset leasing operation mode into the asset operation and business operation two-round mode.The specific methods are introducing shareholder,giving operating companies the right to rent pricing,strengthening rent collection and control measures,improving infrastructure in stages,improving the incentive mechanism of the operation team,to achieve the optimization of the overall operation of the park.This thesis also suggests guarantee measures for optimizing the operation mode,and TF software park can achieve better project profitability after the operation mode optimization.
