Due to the imbalance in economic development between urban and rural areas,a large number of people from rural areas and small cities have flowed into the big cities to work,and this influx of people has brought new life to the housing rental market in large and medium-sized cities.At the same time,it has also brought many problems and challenges to the housing rental market.This paper addresses the real-life problems of information asymmetry,mixed agents,high agency fees,false housing rental information and illegal sub-letting in the urban housing rental market,and introduces blockchain to build a housing rental platform to solve the above problems in the housing rental market.Blockchain technology,an underlying technology of Bitcoin,utilizes a combination of relevant techniques in cryptography,consensus algorithms,distributed networks,and smart contracts.This technology is decentralized,tamper-proof,transparent and traceable.Therefore,the applications of blockchain technology to the housing rental scenarios where trust issues exist can solve the trust problem to some extent.In this paper,the main researches of this paper are as follows.1)Analysis of the unit price of second-hand houses in shanghai based on gradient boosting regression tree.We construct a house unit price model using the second-hand house transaction data in Shanghai for the past three years,and construct several house unit price models by multivariate linear model,integrated model and support vector machine model cross-sectionally.Then,we use the goodness-of-fit and mean square error to select the most accurate unit price analysis model.Finally,the unit price analysis model is used to screen the rental properties of landlords for price anomalies in order to realize the regulation of rental house prices.2)Constraints-based and one-time modification redactable blockchain.We construct a restriction-based redactable blockchain algorithm using one-time chameleon hashing,and restrict the modifier from making arbitrary modifications through revision control rules.When users publish editable transactions in the blockchain,they specify the contents of the transactions that can be modified by the modifier,and the modifier can only modify the contents in the revision control rules when modifying,and the contents outside the revision control rules are not allowed to be modified.The use of a one-time chameleon hash enables the authority to grant the modifier only one modification permission.The revision restriction rule and the onetime chameleon hash restrict the authority of the modifier and the authority,respectively.3)Housing rental scheme based on redactable blockchain.We build the housing rental platform by restriction-based redactable blockchain algorithm,and publish the real housing information on the blockchain after screening and verifying through abnormal price,so as to eliminate the false housing.We use encryption technology in cryptography to ensure the legality of house subletting and the privacy of users,and guarantee the fairness of the transaction process through smart contracts.Blockchain and encryption technology can save a complete chain of evidence for the whole process of housing rental.
