With the urbanization in China developing rapidly,the state has accelerated the policy preference and macro adjustment in real estate.The prosperity of the real estate industry affects the speed of the country’s economic development,while determining the quality of people’s lives,playing a vital role for the state,society and families alike.One of the important influencing factors for enterprises to raise funds is closely related to the national policy control.It is also one of the prerequisites to effectively curb the soaring property prices in the real estate market and promote the orderly,stable and reasonable development of the whole industry.Although,there is a downward trend in real estate industry developing progress under the influence of the international economic situation,there are still more investors turning to the real estate.The advantage is that there are many opportunities in real estate,and high investment turns to high return;The disadvantage is that the current real estate has powerful competitive pressure.Under the background of difficult financing market,the financial risk becomes more severe.Common problems in the real estate industry include difficulties in capital turnover caused by excessive inventory of real estate,long cash flow cycle of inventory real estate funds,insufficient brand publicity,large proportion of bank loans and great debt repayment pressure,strengthen the financial risk awareness of enterprise management and employees,and earnestly do a good job in financial risk assessment in combination with the current business situation and local economic environment,It is urgent to put forward relevant control measures according to the financial situation.YC Real Estate Company is taken as the main goal in this paper,and financial risk assessment is carried out as the economic situation of the audited unit needed,and the main factors affecting the financial risk of the audited unit are analyzed,suitable、operable countermeasures are proposed for the economic problems of the unit to control the degree of financial risk.First,the financial statements of the company for 2018 and2020 are selected as the data basis for the study,so as to basically understand operation status of YC company and summarize the problems which are encountered by the company in terms of financial risks at this stage.Secondly,it evaluates enterprises`financial risk in three years,establishing the financial risk evaluation model by using the analytic hierarchy process,calculates influencing financial risk indicators`s weights from5 categories and 17 financial indicators,uses the improved efficacy coefficient method to quantify the financial risk coefficient in the three years,and objectively evaluates the financial risk level.Finally,find the financial risks` reasons from the two aspects of the company’s internal and external environment,comprehensively learn from the financial risk control measures of brother companies or domestic and foreign companies,and put forward practical control measures for YC real estate company,hoping to improve the current situation of YC Real Estate Company’s operation and ensure the healthy and stable the company`s long-term developing in the future.
