Research On The Reasons And Economic Consequences Of Guang Yu Development Company’s Asset Reorganization

In order to further improve the quality and efficiency of the reform of state-owned assets and state-owned enterprises,the state has implemented " a three-year action plan for the reform of state-owned enterprises(2020-2022)".This reform mainly emphasizes enhancing the innovation and anti-risk capabilities of state-owned enterprises,and encourages state-owned enterprises to go public by changing the mix into a starting point.As one of the important mixed-ownership reform methods,asset reorganization plays a role in deepening the mutual cooperation between state-owned enterprises and private enterprises and promoting mergers and reorganizations.Among them,real estate is one of the fastest-paced industries in the reform process of state-owned enterprises,and it is also the leading industry that drives the economy in my country.However,after the proposal of "housing to live without speculation",China has continued to introduce real estate management and control policies,and the overall development of the industry has slowed down.Under the severe market environment,in order to achieve the purpose of enhancing the main body’s benefits,it has become the norm for real estate enterprises to "combine the powerful" through asset restructuring.Therefore,in order to carry out the asset reorganization of real estate enterprises smoothly and maintain good benefits after the reorganization,it is necessary to study the influencing factors of the enterprise in the process of asset reorganization and the impact of the reorganization on the economic consequences of the enterprise.Select the Guang Yu Development Company’s asset reorganization that is typical in my country’s real estate industry as the research object,and deeply studies the company’s asset reorganization process,so as to obtain the impact of its asset reorganization behavior on the company’s economic consequences.First of all,on the basis of sorting out the literature results and theories related to asset restructuring,it analyzes the motivation of the two sides to carry out asset restructuring.Secondly,conduct an in-depth analysis of the three asset reorganizations applied for by the company,and explore what factors caused the failure of the first two reorganizations.Thirdly,combined with the event research method and AHP-DEA analysis method,it studies the impact of restructuring on the company’s economic consequences(corporate governance,short-term market effects,medium and long-term financial performance,potential risks).Finally,according to the above research results,summarize the research conclusions of this paper and provide reference for enterprises in the same industry asset restructuring.Through in-depth research and analysis on the asset restructuring of Guang Yu Development Company,it is concluded that: first,asset restructuring is one of the effective ways to integrate resources among enterprises;second,the process of asset restructuring is mainly affected by its own factors;third,the short-term market positive effect of asset restructuring Obviously,the positive effect of medium-and long-term financial performance is gradually weakening;fourth,the enterprise still has potential operational and financial risks after asset reorganization.Based on the above conclusions,the company puts forward targeted suggestions from four aspects: clear development planning,optimization of project investment,reduction of financial risks,and maintaining the independence of the company’s operations.
