| Airbnb,founded in the United States,marks the emergence of shared accommodation,a product of the integration of the sharing economy and the accommodation industry.Shared accommodation can not only provide personalized accommodation services for users,but also bring more income to landlords with idle housing resources,which has profound research significance.This study is based on the online comment information of users on the Airbnb platform in Shanghai.It conducts word frequency statistical analysis from the perspective of different sales regions and different types of products,and uses the Word Cloud map as a visual means to intuitively display consumer product demands.At the same time,the Latent Dirichlet Allocation is used to model online review content,deeply mining the potential topic semantic information of massive data,so as to study the impact of online review content on product sales,and provide reference suggestions for the development of shared accommodation in Shanghai.The following conclusions are obtained:(1)According to the content of online product reviews,the factors that affect the sales of shared accommodation products in Shanghai are concentrated in six aspects.Including geographical location,additional services,facilities and equipment,decoration style,guest host interaction,and a sense of atmosphere.In addition to factors that affect sales such as geographical location,facilities and equipment,and atmosphere similar to traditional accommodation industries,users who share accommodation products attach importance to additional services,decorative styles,and guest host interaction to meet personalized accommodation needs.(2)There are differences in influencing factors among different sales regions.Products from high,medium,and low sales areas in Shanghai can actively drive product sales in terms of service attitude,geographical location,convenience,and additional services.In terms of supporting facilities and housing quality,there is a gap between mid and low sales areas and high sales areas,which restricts product sales.Shanghai Disney Resort has a significant impact on products in high sales areas,and the product advantage of medium sales areas is the atmosphere feeling brought by the decoration style characteristics of old Shanghai.The difference between products in low sales areas is the largest,and simple and natural design style,landscape features,and high cost performance are important factors that affect their sales.(3)There are differences in the influencing factors of different types of housing sources.Entire home has the characteristics of spatial independence and strong privacy,and is popular with family and group travel consumers.Users pay more attention to the convenience of the platform reservation system and leisure and entertainment equipment.Private room users’ demand for shared facilities is uneven and there are many negative comments,but landlords effectively grasp the platform’s visual image promotion means to drive product sales.The transportation and living convenience of the Shared room,the service attitude of the landlord,and the degree of pet friendliness have all become important factors that affect sales.However,problems such as small per capita living space,living with others,and outdated supporting facilities and equipment have brought negative experiences to users,which are inseparable from the characteristics of this type of room itself. |
