| With the rapid development of the economy and the transformation and upgrading of industries,the real estate industry,as a representative industry of economic growth,has confirmed the prosperous development of the national economy.Nowadays,real estate developers are facing numerous challenges such as fierce market competition,single financing channels,difficulty in cash flow recovery,and purchase and loan restrictions.Therefore,in order to quickly adapt to market changes,the real estate industry continues to actively seek operational models for transformation and upgrading.As a result,the light asset transformation has formed a wave of enthusiasm in the real estate industry.It is of great significance to study the financial effects of the light asset transformation.Based on the motivation of enterprise strategic transformation,division theory,Smiling curve theory,value chain theory and other relevant theories,this thesis selects W Company,one of the leading real estate enterprises,as the case object.After introducing the basic situation of W Company,this thesis analyzes the external and internal environmental factors of W Company’s strategic transformation,and introduces the necessity and feasibility of asset light transformation,Elaborated on the specific implementation of W Company’s light asset transformation.In order to study the financial effects of the light asset transformation,we analyzed the financial data of W Company before and after the light asset transformation,and found that the light asset transformation has both positive and negative financial effects,but the positive financial effect is greater.It can improve the company’s debt paying ability,reduce business operating costs,and release inventory pressure.So implementing the light asset transformation is in line with the trend of the times and suitable for the development of enterprises.In order to ensure the continuous light asset operation of W Company,this thesis proposes corresponding guarantee measures,including management system guarantee,financial level guarantee,human resource guarantee,and corporate culture guarantee.In summary,this thesis hopes that the case of W Company’s light asset transformation can provide reference value for other enterprises in the same industry to carry out light asset transformation,in order to promote the rapid development of the real estate industry. |
