Real Estate Market in our country has developed rapidly in recent years. There has been a fast growth in the Loan On Real Estate. Real Estate Mortgage is one of the most general thing. It has varieties of advantages:Low risk, low Non-performing Loan Ratio for the bank. Mortgagors won’t lose it for guarantee. And the Real Estate is widely considered as high quality property for commercial banks. So Real Estate Mortgage became the key way to branch out the credit operations part, optimize the structure of Credit Assets now.For banks, comfortable monetary policy improves their ability in bank profitability. There is less bubble in the real estate for this moment and the ability of the bank in risk control is good at the same time. Banks could tolerate the risks if the quality of Credit Assets is reduced. It could be a disaster when the bubble burst in the opposite side of the policy. The risk is bigger than ever. Mortgagors may give up what they mortgaged when the thing is worthless than before. The value of the real estate goes down. Banks get Non-performing Loan or negative asset which can’t in-exchange for cash. Sometimes the banks may get in financial distress in the most difficult times.The government continues macroscopically controlling Real Estate Market which makes the value of the real estate goes down. The risk of the Credit Assets is more clear than before. It could be a challenge for the commercial banks to run the credit operations part. There are many manage problems which cannot be ignored in the Real Estate Mortgage.This thesis is based on the relationship between the real estate price and the main risk of Real Estate Mortgage. I built a management model of Real Estate Mortgage on the study object of the asset of Real Estate Mortgage. All the researches are taking Bank of China, Nanjing Branch for Example. The conclusions are:(1)To achieve the project about information management of the real estate data, I did some reaches about spatial data query, analysis, classification, summarizing on the real estate data which are based on the commercial banks management needs.(2) According to the commercial banks’ management demands:real time monitoring on the value of the asset, I built a management model of Real Estate Mortgage, updating the changing rate of different zones’ asserts prices regularly, achieving functions about automatic update the assets prices service with the changing rate of different zones’ asserts price and assets prices trend analysis, showing the automatic track management of the assets prices according to the risk warning and pressure tests which are based on the regularly updating different zones’ asserts prices, offering summarized informations on different levels、different views to the bank managers who work on the real estate.(3) I built the customize user interface and the system for military use picture-centered:I have made Real Estate Mortgage thematic maps basing on the system demands and the type of the asset, published the maps on grading slice which are based on map caching function of ArcGIS Server, showed the different level s of specificity thematic maps and forms according to index sign contents of the asset, time, spatial unit, made the thematic statistical data of the assets spatial and visual.
