With the rapid development of China's real estate industry,as an important part of the real estate valuation industry,also has a greater development.Real estate valuation due to its industrial development and theoretical research are not mature enough,the valuation method is not perfect,the valuation efficiency is generally low,the valuation quality is not high and so on,which affected the healthy development of the valuation industry.So how to quickly and objectively carry out real estate assessment has become increasingly important.This study is based on the actual situation of the industry in the actual work of the industry,according to the large data and fuzzy mathematical principles,to create these theories with the theory of the country and other countries as the cornerstone of the study,Based on the valuation model,and these valuation models and WebGIS technology integration,the establishment of WebGIS system under the evaluation system.After defining the topic selection and clarifying the research ideas and methods,this paper first elaborates the principle and method of valuation,then compares the differences between the valuation methods and the problems in the practice of valuation,and then studies the problems based on the three-level structure Of the mixed commercial real estate assessment model,and finally to find out the final price of the property to be estimated.At the same time,with the geographic information system as the technical support,the evaluation system of WebGIS system has done a comprehensive system overall structural design,system key technical analysis,system function module design,system database design;Finally,the system implements the tool Visual Studio 2010,the realization of the platform system for the ArcGIS10.0,the use of ArcGIS10.0 spatial data for spatial analysis and processing to SqlServer relational database to preserve the attribute data,to achieve the WebGIS auxiliary real estate valuation related functions.
