As the provincial capital of Jiangxi,Nanchang is one of the important cities in the Yangtze River Economic Belt.A number of rivers and lakes passing through Nanchang and a network of developed river systems with one river,three streams and ten lakes.To protect Nanchang’s water ecosystem would be great significance to the construction of the Yangtze River Economic Belt.Nanchang has put water ecological environment in an important position in recent years.And the city has invested more than 400 billion yuan in water ecological protection now.Also wetland ecological landscape has attracted a series of foreign investment projects in Nanchang.In order to study the ecological status of Nanchang wetland and the residential housing prices,this article collects 3080 data samples from six administrative areas,including 220 housing estates in Nanchang.And the house price uses the average price from different residential quarters from July 2016 to June 2017.It is found that the housing price within 1000 meters of the wetland park is higher than the house out of 1000 meters.High-technology development zone is rich in wetland resources,but its housing price is lower than the average level residential price in Nanchang.The highest residential price is the East Lake District,but its wetland area is the smallest.So how does the wetland ecology impact on housing price? This paper focuses on the relationship between residential prices and wetland ecology in Nanchang,and quantifies the wetland ecology from three aspects,covering the distance from the residential to the nearest wetland park,wetland water area and wetland water quality.The influence of architectural characteristics,location characteristics and neighborhood characteristics on residential prices is considered at the same time.Based on Hedonic Price Model(linear model,logarithm model and semi-logarithm model),through multiple linear regression,model test analysis,the multicollinearity analysis and heteroscedasticity inspection.At the result,we found that the model is not multicollinearity and heteroscedasticity,indicating that the following conclusions are good and robust.The empirical results of this paper mainly draw the following conclusions:First,the closer the house is to the wetland park,the higher the price.From the wetland ecology point of view,wetland parks have really played an important role in promoting housing prices.That is people are increasingly concentrating on the concept of ecology.More and more person is seeking comfortable,natural and ecological lives.Wetland parks meet people’s demand.It also makes the price of the house which around the Wetland Ecological Park higher and higher.However,the wetland water area and quality are not important factors affecting housing prices.This may be due to the fact that people in ordinary dwellings do not care too much about the wetland’s water area and quality,but they rather want a place for ecological entertainment and recreation;Second,the location characteristics are also very significant on housing prices.The house is closer to the subway station,hospital and CBD,the higher the price.Usually,the place which has transportation,medical,and commercial is country’s flourishing area.This place’s residential infrastructure and business environment are very completely.So these house prices will increase.On the other hand,house age is also an important factor affecting residential prices.The older the house is,the lower the house price;and the property fee is also a factor that affects the house price.The higher the property fee often means the house with better infrastructure,service and security,more ordinary residents would like to buy this house.And the price of the house would be higher.Third,the greening rate,ratio,school,park,and second-hand house guidance prices have not affected house prices,indicating that these elements are not important factors that affect house prices in Nanchang.Studying how the wetland ecology influences on house prices,it is important for real estate developers chose the area to exploit and ordinary house to construct.And it is meaningful to clarify the needs of consumers.At the same time,it guides the local government to attract investment.From another point of view,the protection of wetland ecological resources is also an effective prerequisite for the healthy development of the ecological economy in Nanchang.Since then,the construction of wetland ecological park is also a key task for real estate’s investment.
