| Since the 21 st century,my country’s real estate industry has developed vigorously.Indicators such as development investment scale,sales amount,sales area,and newly-started residential construction area have increased year by year,which has made a huge contribution to my country’s economic development.At the same time,the accident rate of real estate development projects has remained high for a long time.The energy and resources invested in safety management by all parties involved in the project do not match the requirements of safety production,and the situation of safety production is not optimistic.As the engine in the project development process,the construction unit needs to coordinate the design,construction,supervision and other parties involved in the project management in an orderly manner.The actual situation of the industry,the lack of safety management capabilities of the construction unit is quite obvious.For example,the awareness of safety production risk management is weak,one-sided view that the project entity of the development project is directly managed by the contractor,and the risk of safety production is all borne by the contractor.The construction unit can focus on the project schedule toensure various developments.The successful completion of the node;The safety production management experience is little,the ability is weak,the personnel with relevant safety work experience is scarce,and the safety work of the construction link is all responsible for the contractor;Insufficient and untimely investment in safety production resulted in insufficient safety protection and other hardware facilities invested by contractors.The construction unit shall systematically study the safety production risks of the entire life cycle of the development project,including the early stage,construction period,and sales period,and adopt targeted control measures to prevent the occurrence of safety accidents.The construction period lasts the longest in the entire development chain,the probability of a safety accident is the largest,and the loss caused by the accident is the largest.The construction unit must focus on the safety risk analysis at this stage.From the perspective of the construction unit,this thesis focuses on the risk management process of the M housing project,combined with the characteristics and difficulties of the M housing project development process,and analyzes that for the construction unit,scaffold management during the construction period is the main safety in the project development process risk.A comprehensive identification of the risks of the collapse of the scaffolding,falling from heights,and object hitting accidents of the M residential project,identifying various risk factors from the four dimensions of people,objects,environment,and management.Aiming at the identified safety production risks,based on the traditional LEC evaluation method,the corresponding environmental constraints during the construction phase are introduced,and an enhanced LEC evaluation model,namely the LEC·NS quantitative evaluation method,is established,focusing on evaluating the scaffolding safety of the M residential development project Production risks,targeted risk control measures are taken.By simulating the whole process of scaffolding safety risk management and control during the construction period,it provides theoretical and practical support for real estate development projects to carry out the whole life cycle safety risk management. |
