| With the advent of leisure economy,the demand for spiritual products and leisure projects is increasing.At the same time,the state has paid more attention to the development of culture and tourism industry.And the real estate industry,as a key industry of the state,is actively seeking for transformation,the combination with the cultural and tourism industry just conforms to the trend of market development.In recent years,the development of cultural tourism real estate in Guangdong Province has been in full swing,which is the hot soil for the developers of cultural tourism real estate to "reclaim," but it also faces many problems in the course of development.The Pearl River Delta is the core development region of Guangdong Province,which has made great contribution to the social,economic and cultural development of Guangdong Province.Therefore,this paper takes nine cities in the Pearl River Delta as typical representatives of Guangdong Province,and analyzes the competitiveness of cultural tourism real estate industry in these nine cities based on niche theory.Firstly,this paper combs and summarizes the relevant literatures at home and abroad,and finds that the theory of niche has been widely used in the analysis of the competitiveness of tourism-related industries recently with a strong reference,so this theory is chosen as the basis of the research.Secondly this paper analyzes the overall developmentand questions ofcultural tourism real estate in the Pearl River Delta,and then makes an empirical analysis of the competitiveness of cultural tourism real estate in nine cities.In the analysis,the evaluation system of industrial competitiveness of cultural tourism real estate is constructed by Porter Diamond Model,and the subjective and objective weights of the index are calculated by G1 method and entropy weight method,respectively.Then the niche situation formula is used to evaluate the niche in different dimensions and comprehensive niche of each city,The research proves that niche width can reflect the strength of urban industrial competitiveness.Finally,this paper puts forward the development strategy of cultural tourism real estatein the Pearl River Delta.At first,nine cities are divided into three categories according to the evaluation results by the method of systematic clustering,based on the competitive advantages of various cities in developing cultural tourism realestate,the model suitable for each class of cities in the future is put forward.Finally the strategies of niche expansion,niche dislocation separation,coordinated development and linkage between government and enterprises are put forward for each city,so as to provide reference for the future development of cultural tourism real estate. |
