Neighbourhood facilities are a vital and very special part of China’s urban infrastructure construction,and while they meet the needs of urban development,they also have a negative impact on the surrounding environment and the lives of residents.The analysis of the mechanism of the influence of neighbourhood facilities on the price of residential properties in the neighbourhood can provide theoretical basis and suggestions for the prevention and control of neighbourhood conflicts.Based on the theories and concepts related to neighbourhood avoidance facilities and residential prices,the spatial analysis perspective combined with location theory explores the issue of the existence of spatial relationships in residential prices and the existence of spatial heterogeneity in the influence of neighbourhood avoidance facilities.On this basis,the characteristic price theory and spatial measurement theory are used to provide methodological support for the analysis of the impact of neighbourhood facilities on residential prices.Through the analysis related to the impact of neighbourhood facilities on residential prices,the problems that need to be solved are identified and a fit research model is constructed by combining the problems with the methodology.In other words,the framework of the characteristic price model is improved by combining the spatial econometric model to quantify the extent and impact of neighbourhood avoidance facilities on residential prices in the vicinity,to explore the impact mechanism of different scale of neighbourhood avoidance facilities on residential prices in the vicinity,and to visualise residential prices in the vicinity of neighbourhood avoidance facilities by combining Arc GIS to show more intuitively the change trend of residential prices in different directions in the vicinity of neighbourhood avoidance facilities.The GWR model is introduced to conduct a local analysis of the impact of neighbourhood avoidance facilities in the region to exclude the existence of spatial heterogeneity in the impact of neighbourhood avoidance facilities on the surrounding residential prices and further verify the correctness of the findings.Finally,the optimised research model is applied to the study of the impact of the West Coast New Area wastewater treatment plant on surrounding residential prices,and countermeasures are proposed from the perspectives of the government,residents,developers and operators of neighbourhood avoidance facilities based on the findings.The results of the study show that there is a significant negative impact of the West Coast Sewage Treatment Plant on the price of surrounding residential properties.For every 1km reduction in distance to the treatment plant,the average price of a residential neighbourhood decreases by 0.46%,with an impact range of 0.8km;there are differences in the degree of impact of small,medium and large sewage treatment plants on the price of surrounding residential properties: for every 1km reduction in distance to a large sewage treatment plant,the average price of a residential neighbourhood decreases by 0.58%,for every 1km reduction in distance to a medium sewage treatment plant,the average price of a residential neighbourhood decreases by 0.2% The Arc GIS kriging interpolation method shows that the trend in all directions is consistent with the model’s findings,except for the direction with a very small number of residential communities;there is no spatial heterogeneity in the impact of sewage treatment plants on residential prices in the study area,and the spatial econometric model findings are regionally generalisable. |
