Multifamily housing is an organic, diverse, and linked complex system. The political, economic, technical, and other aspects affect its development. The current number of multifamily housing is large and related research is rich. However, studies are limited to a single level such as residential policies, settlement patterns, planning and architectural design, lack of historic, multi-system, multi-factor studies and summaries. It is not conducive to objective and scientific evaluation of the development status and not good to predict future trends.The Japanese multifamily housing on the basis of the introduction of European and American models, experiencing mass production, diversification explore, sustainable development, such a long-term course, had accumulated a rich experience in sustainable development. For China, these experiences have formed an important reference and impact. However, our researches about the Japanese development model mostly based on large-scale residential supply and demand and are limited to the time-sensitive residential policies and technical elements of content.The research on Japanese multifamily housing, mostly gather and deepen within a single area of expertise. Existing research results cannot objectively outline the overall development-like state, and its internal law of development. Multifamily housing system development with residential policies, settlements planning, layout design, and construction technology are inseparable. Study the inherent correlation of multi-system and multi-factor; summarize the principles of sustainable development. There is an important reference for objective evaluation, making strategy, studying sustainable design methods.This study focused on the development phase of nearly a hundred years of multifamily housing in Japan, based on a lot of literature, as well as first-hand information and research. Research and analyze the Japanese development mode and internal mechanism, then establish a systematic evaluation method and platform affect the multifamily housing development.The study first discusses the development history and impact factors, to build the policy measures, settlements planning, layout design, four levels system and framework, on this basis, for each level extends longitudinally from a historical point of view, specifically addressed Japanese type of system evolution and its principles. Secondly, through qualitative evaluation analysis, to build the Sino-Japanese long-term excellent evaluation system, realize a horizontal comparison of the platform. Finally, from the policy of settlements, size, and construction techniques through demonstration and comparison, propose the future development strategy.Through the study of the evolution of the mode and the type of multifamily housing system design strategy, provide an idea to understand, then solve the development problem of multifamily housing more organically and dialectically.
