In recent years,sustainable development has been paid more attention by the society and the public,and its theoretical research and practice have also made significant progress and achievements,especially in the macro and medium fields of social development.However,the current progress in sustainable research is not adequate.It lacks research findings concerned by the problems of sustainable development,such as specific construction projects and other microeconomic fields.The existing environmental impact assessment of projects can not fully reflect the needs of sustainable development.Construction activities exert the greatest impact on natural resources and environment.As the largest construction market in the world,the practice of sustainable development in engineering field needs to be promoted.Public buildings which provide public goods and services occupy an important position in the whole social production and life,so its social attention and influence are relatively large.Many landmark public buildings are also leading projects in construction industry.It makes great significance to research in depth and evaluate scientifically the sustainability of public buildings for intensive and rational utilization of public resources and the the sustainability of construction projects.Guided by life cycle theory and sustainable development theory,this dissertation proposes the purpose and principles of sustainability evaluation in public building projects from three dimensions of sustainable development: economic dimension,environmental dimension and social dimension.It explores and analysis the internal relationship between three dimensions of sustainability to build a basic analytical framework for sustainable evaluation of public buildings.In terms of evaluation methods and models,the dissertation values the sustainability of public building by the way of valuation results of three-dimensional sustainability of public buildings and construction of sustainable weighted space.This dissertation uses Life Cycle Costing theory(LCC)to evaluate economic sustainability,Life Cycle Assessment theory(LCA)to evaluate environmental sustainability,and Social Life Cycle Assessment theory(SLCA)to assess social sustainability,and then to quantify these dimensions.At the end of the dissertation,it models the comprehensive evaluation method of sustainability of public building,and puts up with the method to improve the sustainability of public building projects.Based on this,suggestions are proposed for improving the sustainability of public buildings.The innovation of the thesis is mainly reflected in the following four aspects:(1)It applies the LCC theory,considers the cost to build,operate and dismantle the life cycle public buildings,establishes a cost-benefit analysis model of public buildings based on the life cycle.In the meanwhile,it establishes the cost relations between construction period,operation period and demolition period,and clarifies the reduction of maintenance cost during operation period because of the increase of initial construction cost in public buildings,so as to reduce the total cost of life cycle of public buildings,and to build a method to evaluate the sustainability of public buildings from the perspective of economic benefits.(2)It applies the LCA to study the evaluation model of end point damage,considering the resource and energy consumption of public buildings within life cycle of construction,operation and demolition and constructing a environmental impact assessment model of public building based on life cycle.For the distribution simulation of weights and statistics effected by different environmental on each stages,using sensitivity analysis to obtain the differences in environmental impacts owing to the indicators affected by different environment of public building,and deepening the method to evaluate the sustainability of public buildings from the perspective of environmental impacts.(3)It takes SLCA as the analysis framework,this dissertation proposes the social evaluation index system and evaluation content of the social impact categories concerned by five types of stakeholders of public buildings,and constructed the social impact evaluation method of the sustainability of public buildings through questionnaire survey analysis and the establishment of evaluation model.(4)It fully considers the three dimensional elements between environmental impact,economic effects and social effects of public buildings within life cycle period,applies dynamic planning,builds multi-objective comprehensive evaluation model of sustainability of public buildings based on life cycle,and then analysis the model to put forward the core factors of the sustainability of public building and the measures to improve the sustainability.
