| National land resources shortage, high prices of the house and increasing largehousing supply ratio make the housing market close to imbalance. According toChina’s current housing market situation, whether from the perspective of consumers,real estate developers perspective or country to make effective use of land resourcespoint of view, it urgent need to construct the economic housing with high comfortstandards and moderate size. This is an important aspect of the residential land saving.At the same time, land saving as one of the main aspects of the residenceeconomic evaluation, it plays a vital role on the effective utilization of national landresources. Although the country strongly advocated the development of “energy andland saving house”, but the current research on land saving is still in the preliminarystag and it does not have a corresponding policy and evaluation criteria in addition tobe mentioned in the economic evaluation of the evaluation of residential performancestandards. It is very difficulty to carry out the residential land saving in the actualproject. So it is very necessary and urgent to study the residential land saving and hasimportant practical significance of established a reasonable evaluation system ofresidential land saving to increase operability of the land saving.Based on the high–rise residence of slab building with high market share and thewide development prospect as the object of study, this paper carry out the study on theland saving.Firstly, the principle of value engineering and the necessity of applying valueengineering in the residential land saving evaluation are analyzed.Secondly, from the point of view of design, this paper carry on the qualitative and quantitative research and analysis on the on the main index of the land saving, forerexampe: the coefficient of useful area, house size and unit area percapita. Theresearch results not only provide the basis for the selection of indicators to determinethe index scale and for evaluation, but also play a reference role for the relevantresearchers and designers.Thirdly, according to the characteristics of high-rise residential, the paper studiedthe main factors that affect the high-rise residential land saving and selected thereasonable, correct and the important factors as the land index, and constructed a set ofcomprehensive and operational land saving evaluation for high–rise residence of slabbuilding.According to the land saving evaluation system, architects and developers canevaluate the land saving effect of the specific projects according to the evaluationsystem. This evaluation system can provide guidance on the design and stimulate thereal estate development enterprises interested in evaluation system, so as to promotethe healthy development of the real estate and the process of residential land saving.Finally, applying the principle of value engineering, the thesis made a scientificand reasonable evaluation on the land saving scheme of the high–rise residence of slabbuilding. Using the comprehensive evaluation model of value engineering, the thesiscompleted the evaluation and analysis of residential land saving plan and verified thefeasibility of this model with concrete examples. |
