Research On The Healthy Development Of China's Real Estate Industry Based On System Theory

The real estate industry is one of the important industry of China's economic growth. Healthy development of the real estate industry can promote the development of regional economy, moreover, promote the healthy development of national economy. But unhealthy development of real estate industry, may lead to the irrational lower and higher real estate price, especially, at present, the first and second level city's house price present irrational growth, some regions formed real estate bubble, once the bubble burst will result in a chain reaction, will endanger national economic security. So how to system meet the healthy development of real estate industry internal structure and operation rules has extremely important significance on healthy development of the real estate industry and national economy of our country. So this paper puts forward to the research on China's real estate industry and healthy development based on system theory.At present, real estate industry appear the unreasonable ratio between housing price and income, high vacancy rates, consumers and real estate development enterprises is high dependence on financial enterprises, the high risks of financial enterprises and buyers complain and other questions. In view of the present situation of real estate industry development, from the efficiency of the real estate industry, real estate bubbles and real estate correlation three dimensions, build the evaluation index system of the real estate industry healthy, and lay a solid foundation for the follow-up system analysis of healthy development of real estate.The healthy Real estate industry system is composed of subsystems of government regulation, credit, production, consumption and so on, and whether the real estate industry system can run effectively depends on these subsystems and the behavior and function of their inner elements. The different goals of the main body of the real estate industry result in different presenting behaviors and lots of contradictions among different bodies'behaviors, thus increased the complexity and dynamics of the the healthy real estate industry system. By constructing the system structure model of the healthy development of China's real estate, it clarifies the system elements of healthy real estate industry; Through the behavior analysis of the healthy real estate industry subsystems, it ensures the target and behavior of the real estate industry's main body; Through contradiction analysis of the healthy real estate industry subsystems, it confirms the contradictions between different subjects.Based on the system dynamics analysis of subsystems of the real estate industry control and regulation, credit, production and consumption, the paper did system dynamics research of the real estate industry healthy development and concluded the core of the healthy development of the real estate industry is the balance between the industry operation and industry bubble, and the coordinated development among the real estate industry and related industries and the whole national economy. Therefore, we need to balance the interests of the subjects, coordinate and constraint the government regulation behaviors, credit support behaviors, production and consumption behaviors, in order to promote the efficient operations of the real estate industry.According to the analysis above, combining the experience between home and abroad, the paper put forwards some suggestions:to perfect the government regulation policy, control the financial risk, regulate the behavior of the real estate development enterprise and lead buyers consumption concept correctly.
