| With the development of computer technique, information technique, spatial technique, the application of GIS in every field is wider and wider. Land grading and appraisal as the basic work of land management, if based on GIS, can change traditional handcraft method, and enhance work efficiency.Firstly, the article discusses the signification of building the land grading and appraisal information system and demarcated land price, and the investigations on the land appraisal from the internal and the overseas, then, the application of GIS in land grading and appraisal, the significance, principle, theoretic foundation of land grading and appraisal, and the relation between them. After introducing particularly the technology route of land grading and appraisal, the author use VB as programming language, Acess data base management which manages attribute data, make ArcGIS as platform to manages spatial data, using OLE Automation and ComGIS, taking a part of land price inquisitional data of Hefei in 2006, in order to carry on the total design and main function implement of land grading information system.The demarcated land price as the core of the land-price system, has been emphasis on popularly. The paper bases on the meaning, significance of the standard plot, then, discusses such aspects as the allocation of standard plot in the city and the way of appraisal in the demarcated land price and standard plot revision system. Making use of the data of the land price, and the factor value of unit samples located in, the author constructs Hedonic price model of Demarcated land price by using stepwise regression analysis to the appraisal of demarcated land price. At last, the article is summarized, and the development trend and application foreground of the system and demarcated land price is discussed simply. |
