With the rapid development of market economy, the walues of people to land has a fundamental change. They aware of that the land is not only the basic condition of social material production and the main means of production which cannot be replaced, but also social wealth. In order to making real estate assessment being necessary to deep the reform of our country’s land use system, the country not only to find out the number of land resources, but also to find the number of land assets which is the value of real estate. The urban land classification and Standard land price is the foundation work that deeps reform of the land use system, cultivates the land market and land management. The development of urban land classification and Standard land price provides scientific basis for cultivating and improving the urban real estate market, improving the land price system, regulating land transactions, rational using urban land resources, and preventing the loss of state-owned land benefit, determining the transfer price of the land use rights price and macro-control on the land market further, it is also an important basis for the country to strengthen the land market management. But, most of the town land classification and Standard land price updating is not on the basis of the original results, but rather are a urban land classification and Standard land price updating. It is time-consuming, and cannot get the result of the urban land classification and datum land price timly. Therefore, how to update the urban land classification and Standard land price scientific、reasonable becomes the urgent problem for us.This article focuses on the how to update the urban land classification and Standard land price", based on GIS, firstly, using principal components analysis to get urban land classification; then based on urban land classification result, employing district land value method to updating the Standard land price, the result of new urban land classification and Standard land price is get.From the principal component analysis and section of land price method which are based on GIS technology, we can see, the results of the urban land classification and Standard land price updating which used by these two methods that is practical, so the update method is operable.
