The constant economic development since the implementation of the reform and open-door policy has seen the gradual maturity of the real estate market and the commoditization of citizen residence in every inch of the land of China. As a result, the sales office, a special type of architecture, has come into being, which exhibits and sells houses and at the same time manifests contemporary social style and tastes in our daily life. It goes without saying, therefore, that it is of great importance to carry out a study on this special type of architecture with a detailed analysis of an actual sales office project which the author takes part in during this study.Basically speaking, the writing of this project report of Changsha Xinhe Delta Sales Office follows the logical mode of "problem-presenting-problem-solving". The author looks upon the whole project as a process of solving problems, which arise from particular analyses and speculations of this special type of architecture. Therefore, the author first puts forward the three features of the sales office, namely, multiple functions, sustainable development and brand identifiability, followed by an exposition of these features reflected in the Changsha Xinhe Delta Sales Office project.The whole project of Changsha Xinhe Delta Sales Office can mainly be divided into four design stages: conceptual design, advanced project design, construction drawing design and interior design. The main focus of the project differs in each of the stages above, meaning that a variety of corresponding approaches of architectural design are to be made use of respectively. What is more, in explaining each of the three features of the sales office, which are considered to be the basic aspects of this study, the author takes all the four design stages into consideration, with summaries of the problem-solving methods, so as to present a comprehensive elaboration of how these features, one by one, are embodied in the project of Changsha Xinhe Delta Sales Office. Thus, theory (the three features) is properly combined with practice (the four design stages), which proves that this project report has a dual architectural significance, both in theory and in practice.
