In The Market-oriented Operation System, Studies Of Conceptual Design At The Earlier Stage Of Projects Development For The Mixed Use Land In City

Under the market-oriented operation mechanism, the fast progression of urbanization of today increases uncertainty in urban construction as it has weakened the controllability of the original regulations for construction administration. As a remedial option the introduction of conceptual design at the earlier stage of project development could serve to enrich the content of construction control. The author of this paper selected the development project at mixed use-land as the research subject. Starting from the issue of conceptual design at the earlier stage implemented by the government for the purpose of land leasing, the paper first made a tentative examination upon the essence and characteristics of conceptual design;Secondly, paper deals with the adaptability and controllability of conceptual design at the earlier stage of project development;And then, presents some case studies on conceptual design at the earlier stage of project development. Lastly, reaches a certain conclusion and offers an outlook to following-up researches in the future.
